Exhibit "B" <br />DRAFT CONDITIONS OF APPROVAL <br />PUD-87-19 <br />Equus Heights <br />2/8/89 <br />1. The final development plan shall be as contained in the <br />booklet entitled "Equus Heights, PUD-87-19, January <br />1989," consisting of 24 exhibits, except as modified <br />by these conditions. <br />2. The uses and site regulations shall be those of the <br />R-1-20,000 District, except as those regulations have <br />been specifically superseded by regulations contained <br />in the final development plan or these conditions. <br />3. Each lot shall provide at least three (3) parking <br />spaces on-site (not located within a garage); tandem <br />parking is acceptable to meet this requirement. <br />4. Each main structure shall require Design Review Board <br />review and approval prior to construction. This review <br />shall include review of proposed site grading, fencing <br />and landscaping and the colors, materials, and design <br />of the structure. Auxiliary structures greater than <br />200 sq. ft. in size shall require Design Review Board <br />review as well. <br />5. Lots 4-6 shall be granted reciprocal permission, in a <br />manner satisfactory to the City Attorney, to grade and <br />construct retaining walls as necessary to enable <br />construction on these lots. Lots 1-2 and 7-9 shall <br />similarly be granted reciprocal permission to grade and <br />construct common access driveways. <br />6. Regrading of developer rough-graded pads for individual <br />residences on Lots 10-23 shall be discouraged. <br />Developer rough-graded pads shall be shown on a large <br />scale preliminary grading plan for review with the <br />tentative map and shall show how such pads can <br />accommodate a "normal" semi-custom house. <br />7. Any proposed project phasing shall be shown in <br />conjunction with the tentative map submittal for City <br />review and approval. <br />8. A detailed fire management program shall be submitted <br />in conjunction with the tentative map. The fire <br />management program shall include details of planting <br />and/or management for fire management zones and <br />individual lots. Particular attention shall be given <br />to locations where private lots abut project <br />boundaries.
