Page 2 <br />Resolution No. PC-89-4 <br />1/11/89 <br />WHEREAS, this Planning Commission finds that although all <br />significant environmental effects have been reduced to a <br />level of insignificance, the remaining, unavoidable, <br />significant environmental effects are acceptable because <br />the project's economic, social, environmental, and other <br />benefits outweigh any impacts which may occur; said <br />benefits are summarized in the Environmental Impact <br />Findings; and <br />WHEREAS, the Planning Commission desires to adopt the Stoneridge <br />Specific Plan for the City of Pleasanton in accordance <br />with the provisions of the General Plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Recommends approval of the Stoneridge Drive Specific <br />Plan with the following revisions: <br />1. Redesignate the northern 7.5 acres of the Dawes <br />property from High to Medium Density Residential; <br />2. Revise the emergency vehicle access connection from <br />the Staples Ranch to Kirkaldy Street to a full <br />service road; <br />3. Phase development adjacent to gravel quarries to <br />minimize noise conflicts; <br />4. Add language encouraging affordable housing; <br />5. Add language to conduct noise monitoring and plot <br />the 55 Ldn noise contour, due to aircraft noise; <br />6. Add language requiring that future residential uses <br />within the 55 Ldn noise contour, due to aircraft <br />noise, be designed to meet interior noise levels of <br />50 dBA in bedrooms and 55 dBA in other rooms; <br />7. Add language that all new and resold homes within <br />the Specific Plan area be-subject to a real estate <br />disclosure notice indicating the location of the <br />airport, future aircraft operational levels, and <br />projected noise levels; <br />8. Add language that the Cities of Pleasanton and <br />Livermore continue to cooperatively seek methods to <br />reduce incompatibilities between airport operations <br />and adjacent land uses including airport <br />operational changes as well as land use <br />improvements, such as avigation easements; <br />-2- <br />
