33. There shall be an asphalt dike along the easterly side of the <br /> access road located between lots 15 and 16. <br />34. All V-ditch shall be constructed of concrete and benched on <br /> both sides to allow a maintenance vehicle to straddle the <br /> ditch. <br />35. No access shall be allowed onto Foothill Road except at Equus <br /> Court and Street B. <br />36. The maximum street grade at the street intersections shall be <br /> 7 percent. <br />37. Where utility pipes will be constructed on steep natural <br />downslopes, construct periodic concrete cut-off collars along <br />the pipeline to prevent subsurface water from flowing <br />uninterrupted down the trench around the pipe. A subdrain <br />shall be installed at the cut-off collars and connected to the <br />storm drain system. <br />38. Unless otherwise approved by the City Engineer all fill slopes <br />over 10 feet in height shall be graded at a 3:1 maximum slope. <br />39. A detailed lot drainage plan shall be submitted with each <br />individual property owner building permit application. This <br />plan shall be approved by the City Engineer and Building <br />official. <br />40. Any fill slopes over 25 feet in height shall be monitored for <br />one year before construction is allowed to proceed on the <br />surf ace . <br />41. Except as modified herein, all recommendations of the <br />geotechnical engineer and certified engineering geologist <br />shall be adhered to. <br />42. All roads and utility lines which cross the fault shall be <br />designed and constructed in a manner that recognizes potential <br />surface displacement. Water, gas and electric lines shall be <br />equipped with automation shut-off devices. <br />43. Prior to start of construction, a landslide repair plan shall <br />be prepared by a geotechnical engineer and certified <br />engineering geologist for repair of all on-site landslides and <br />all off-site landslides that could affect development. <br />44. If measures in the landslide repair plan would require <br />destruction of heritage trees., the Planning Director shall be <br />immediately notified. All available options should be <br />explored, including possible loss of lots or use of more <br />elaborate engineering. methods to protect trees. <br />45. Site drainage shall be controlled so that landslides can be <br />minimized. <br />
