8:1. <br />22. The retaining walls along the Equus Court cul-de-sac and along <br />the common driveway for Lots 4, 5, and 6 shall be constructed <br />of a keystone retaining wall system with a sculpted rock <br />texture face. The final design of these walls shall be <br />subject to the approval of the Planning Director prior to the <br />recordation of the final map. <br />23. The wildfire management program shall include the <br />establishment of a firebreak along the western boundary of the <br />project site subject to approval by the Fire Marshal. <br />24. The applicant shall utilize a wood rail or wrought iron fence <br />along Foothill Road and the private streets where shown on the <br />attached plan. The final design of this fencing shall be <br />subject to the review of the Design Review Board with final <br />approval by the Planning Director. <br />25. The recommendations of the Final Tree Report shall be followed <br />in the preparation of the final improvement plans. The <br />developer shall make every reasonable effort to transplant <br />small caliper trees marked for removal for use in the proposed <br />Foothill Road landscape plan. <br />26. The typical section for the private street shall be revised to <br />show the Public Service Easement extending across the roadway. <br />27. The location of the joint trench along the street shall be <br />coordinated with the landscape plans. <br />28. There shall be access easement provided from the private <br />street or driveway to all storm drain culvert inlets. <br />29. The common driveway serving lots 4, 5 and 6 shall be <br />redesigned to the satisfaction of the City Engineer to reduce <br />the street cross slope where the driveway intersects Equus <br />Court. <br />30. The common driveway to lots 7, 8 and 9 shall have an asphalt <br />dike along the outer edge. The location of the sanitary sewer <br />and water main in this driveway shall be reversed. <br />31. The existing gravel road that runs behind lots 4, 5, 6, 15, 16 <br />and 17 shall be 12 foot wide (minimum), designed for H-20 <br />loading and shall be paved unless otherwise approved by the <br />City Engineer. <br />32. The existing gravel road between lots 17 and 18 shall be <br />obliterated and a new 12 foot wide (minimum) road built over <br />the proposed sanitary sewer located below lots 17 and 18. <br />Unless otherwise approved by City Engineer this road shall be <br />designed for H-20 loading and be paved. <br />
