responsible for the cost of the review performed by the City's <br />Reviewing Geologist in determining which alternative would be <br />in the best interest of the public's health and safety. <br />12. All pads shall be constructed entirely within an area of cut <br />or on an area of properly engineered fill. <br />13. All street names for the development shall be subject to <br />review and approval by the Planning Director. Street names <br />shall be depicted on the final map for all phases of the <br />development. <br />14. A bus pull-out, the design and location of which is subject to <br />the approval of the City Engineer, adjacent to the northerly <br />entrance road (across from the Foothill High School) shall be <br />constructed as part of the Foothill Road improvements to be <br />completed with Phase 1. <br />15. The applicant shall record an agreement subject to the <br />approval of the City Attorney with the project CC&Rs that <br />provides for the adjustment of a portion or the entire length <br />of the eastern lot line of Lot 9 in order to encompass any <br />retaining walls and driveway necessary to reach the structure <br />approved for construction on the lot. <br />16. The configuration of Street "B" shall be revised to reflect <br />the repositioning of its intersection across from the future <br />high school signalized driveway location. This <br />reconfiguration shall be similar to the design by staff <br />attached as an exhibit. This street shall utilize a 15$ slope <br />with relatively short stretches of 18$. This new alignment <br />shall be shown on the final map. <br />17. The trees used in the bosques at the two entranceways shall be <br />grown from scion stock to ensure there uniformity in habit. <br />The type of tree to be used shall be either Pyrus calleryana <br />"Aristocrat", Prunus cerasifera "Atropurpurea",or <br />Lagerstroemia fauriei. <br />18. The retaining walls adjacent to the streets and common <br />driveways constructed as part of the tract improvements shall <br />be automatically irrigated in a manner approved by the City <br />Engineer. The maintenance of this irrigation system shall be <br />the responsibility of the homeowner's association. <br />19. The recreation center shall be constructed with the Phase 2 <br />improvements. <br />20. The developer shall post no parking signs, subject to the <br />approval of the City Engineer, on the portion of Street "B" <br />having a 20' curb-to-curb width. <br />21.
