approved by the Design Review Board. These changes shall only <br />occur inside the area shown to be graded on the tentative map <br />on each lot for the purposes of building pads and driveway <br />locations. <br />8. The final design for the indigenous trees and shrubs to be <br />planted behind lots 15, 16, and 17 shall be approved by the <br />Planning Director prior to the recordation of the final map <br />for Phase 1. These approved plants shall be planted at the <br />time of the construction of the subdivision improvements for <br />Phase 1 of the development. <br />9. The final location and design of the water reservoir and <br />related improvements shall be submitted to the Planning <br />Director for the completion of the appropriate environmental <br />review, and to the City Engineer for his approval, prior to <br />the recordation of the Phase 2 final map. The developer shall <br />grant all easements over the subject property to the City <br />necessary for the construction and maintenance of the water <br />reservoir and related improvements on the adjacent Montgomery <br />property. The developer shall pay the 22-lot pro-rata share <br />of the water reservoir improvements prior to the construction <br />of these improvements. At such time that water is available <br />for use from this system, the developer shall pay all costs <br />necessary to connect Lots 1-6 to this water system. An <br />agreement shall be recorded with the Phase 1 final map for the <br />responsibility of the granting of these easements, the payment <br />of the 22-lot pro-rata share of the water system costs, and <br />the costs of connecting Lots 1-6 to the new 770 Zone water <br />system. <br />10. The final revegetation plan for the detention pond area shall <br />be submitted for approval by the Department of Fish and Game <br />prior to the receipt of a Stream Alteration Permit. This <br />applicant shall receive approval for this permit prior to the <br />recordation of the final map. Said design shall be provided <br />to the Planning Director upon approval by the Department. A <br />maintenance schedule for the detention pond shall be provided <br />to the Planning Director for approval, upon which it will be <br />entered into the CC&Rs for the project site as a <br />responsibility of the Homeowner's Association. <br />ll. In the event that no additional documentation, acceptable to <br />the City Engineer and City's Reviewing Geologist, is provided <br />by the applicant prior to the recordation of the final map for <br />Phase 1 certifying that the old fill in the area of Lots 4,5, <br />and 6 was properly compacted, keyed, and benched, one of the <br />following two alternatives must be completed. The area of old <br />fill underlying lots 4, 5, and 6 shall removed and reengineered <br />to specifications approved by the City Engineer and the City's <br />Reviewing Geologist, or all structures constructed on this <br />fill shall be supported by piers penetrating below the <br />colluvium layer to a level approved by the City Engineer and <br />City's Reviewing Geologist.
