E~chibit "A" <br />.conditions of Approval <br />Tract 6275 <br />Resolution No. PC-90-116 <br />1. The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6275, Exhibit A, (dated "Received <br />December 7, 1990), on file with the Planning Department, <br />except as modified by these conditions. <br />2. Except as modified by the tentative map, all conditions of <br />approval of PUD-87-19 (Ordinance No. 1399) shall remain in <br />full force and effect. <br />3. Prior to approval of the final map, the applicant shall submit <br />a final landscape plan for the Foothill Road site frontage to <br />the Design Review Board for review and approval. Said design <br />shall conform to the Foothill Road streetscape design prepared <br />by Cardoza, Dillalo, and Harrington Landscape Architects as <br />approved by City Council. No sod or manicured lawn shall be <br />planted along the Foothill Road frontage. The ground cover <br />for use along Foothill Road shall be specified on the final <br />landscape p1an.Al1 interior street trees not located within <br />five feet of an ascending retaining wall shall be a variety <br />approved for use in the Foothill Road landscaping. Lonicera <br />japonica shall be planted in the soil pockets of all criblock <br />retaining walls. The hedges shown on both sides of Equus <br />Court and the entranceway of Street "B" shall be informal in <br />design. These hedges shall be shown on a final landscape plan <br />for the interior streets, subject to the approval of the <br />Planning Director prior to the recordation of the final map. <br />4. The applicant shall offer to grant an easement or fee for the <br />public access over and use of the open space on the project <br />site for recreational purposes. The Parks and Recreation <br />Commission shall recommend to the City Council prior to the <br />approval of the final map whether to accept such an easement <br />or fee. The City and the applicant shall work together to <br />seek mutually satisfactory resolutions to issues, hours of <br />use, intensity of use, and the nature and extent of the <br />public's interest in the property. <br />5. The. applicant shall comply with all conditions listed in the <br />Engineering Services Memorandum for Tentative Map Tract 6275, <br />dated December 7, 1990. <br />6. The architectural design and grading plan for the recreational <br />center shall be submitted for review and approval by the <br />Design Review Board prior to the recordation of the final map <br />for the first phase. <br />7.
