Residential Development, Preliminary Environmental Noise <br />Study", by Charles M. Salter Associates, Inc. , CSA Project No. <br />90-181, dated September 5, 1990, to the satisfaction of the <br />Director of Planning. The height of any required masonry <br />soundwall required in the above-mentioned noise analysis shall <br />be referenced from finished grade, or as otherwise required by <br />the Director of Planning. <br />13. Both alley "one" and "two" shall be designated and identified <br />as a "Fire Lane - Towaway Zone". The homeowners association <br />shall contract with a tow service to continuously remove <br />illegally parked vehicles from alley "one" and "two". <br />14. Lots 3 through 14 shall be graded so that they drain towards <br />"Katie Drive". <br />15. All buildings shall maintain a maintain 5' separation from the <br />curb on the alleys. The revised building siting shall be on <br />the tentative map. <br />16. Garages on lots 3 through 14 shall be designed with four-way <br />hipped roofs, with drainage designed to not flow onto <br />neighboring properties. The applicant shall submit the design <br />of the garage wall/masonry wall combination for review and <br />approval by the Director of Planning prior to issuance of a <br />building permit. <br />17. The applicant shall offer to contribute the 5' and 10' area <br />shown on Sheet 4 of the approved plan set to the Country Roads <br />Townhouse homeowners association with recordation of the final <br />map. The applicant shall install the landscape improvements <br />shown for this area on the Sheet 4 of the approved plan set <br />with added turf or groundcover materials, and make the changes <br />described in his letter dated November 15, 1990, to the <br />Country Roads Homeowners Association with the first phase of <br />site improvements. If the homeowners association does not <br />approve the contribution of land, then this area shall be made <br />part of each lot and shall be heavily landscaped by the <br />applicant with 5 gallon shrubs and trees designed to achieve <br />a 10' to 15' evergreen buffer. <br />18. Building siting on lot 88 shall be revised so that the <br />sidewalk can be "wrapped" around the corner of "Katie Drive" <br />and "Conner Lane". The structure to be located on this lot <br />shall maintain a minimum 7' separation from the sidewalk. The <br />building siting plan for this lot shall be revised to the <br />satisfaction of the Director of Planning prior to the <br />tentative map. <br />19. The applicant shall select windows which have architectural <br />detail. These windows shall be gridded, single or double hung <br />style. No horizontal sliding aluminum windows shall be used <br />24 <br />
