7. Prior to approval of the tentative map the applicant shall <br />provide an updated analysis of the valley oak trees located on <br />the site, and the oak, almond, and walnut trees located along <br />Stanley Boulevard for possible preservation. The report shall <br />identify all measures necessary to protect these trees from <br />project grading and construction phases and to ensure <br />continued health over their projected life spans. The trees <br />located along Stanley Boulevard are exempt from this analysis <br />if the City Council approves an alignment of Stanley Boulevard <br />that requires removal of these trees. <br />The applicant shall comply with the recommendations of this <br />report and shall arrange for the horticultural consultant to <br />conduct a field inspection prior to issuance of grading <br />permits to ensure that all applicable recommendations have <br />been properly implemented. A certification from the <br />consultant shall be submitted to the Director of Planning <br />prior to any grading or grubbing on the site. In addition, <br />the applicant shall arrange for the horticultural consultant <br />to inspect the site during grading and construction and to <br />prepare a report on the status of the existing trees for <br />approval of the Director of Planning prior to issuance of <br />final occupancy permits. <br />8. All roofs shall be composed of either black or very dark gray <br />composition/asphalt shingles, final selection to be made by <br />the applicant prior to issuance of a building permit to the <br />satisfaction of the Director of Planning. Roof materials <br />other than the composition/asphalt shingle shown on the <br />material sample board shall be considered by the Design Review <br />Board for final approval prior to issuance of building <br />permits. <br />9. The applicant shall install a bus stop and enclosure on the <br />project's side of Stanley Boulevard with construction of <br />street improvements. The location and design of said bus stop <br />and enclosure shall be reviewed and approved by the Director <br />of Planning and City Engineer at the Improvement Plan stage. <br />10. All garbage cans shall be stored within an approved trash <br />enclosure located either within, or attached to, the project <br />structure's garage as shall be shown on the building floor <br />plans. <br />11. Each "in-law" unit shall have continuous access to "Conner <br />Lane" or "Katie Drive" through the private lot. Access shall <br />be provided via gated entries. Gate details shall be shown to <br />the satisfaction of the Director of Planning prior to issuance <br />of Building Permit. <br />12. The applicant shall implement the noise mitigation measures <br />identified in the noise report titled, "Madden Property <br />23 <br />
