shown on the drawings titled, "Unit Plan A32, A36, B32, <br />and C20 Landscape Concept Plans" and irrigation lines to <br />be shown on the building permit plan set, within 30 days <br />of close of escrow; <br />c. The applicant shall install one 15 gallon size tree on <br />the front yard of each single family lot in order to <br />augment the street trees. Tree species shall be shown on <br />the landscape plan prior to issuance of building permits <br />to the satisfaction of the Director of Planning. The <br />tree's location shall be determined by the property <br />owner; <br />d. Private front yard, side yard landscaping directly facing <br />a public street and/or private alley, and landscaping <br />facing either "alley one" or "two" on lots 1 through 88 <br />shall be maintained and irrigated by the homeowners <br />association as shown on the approved plan. Rear yard <br />landscaping for these lots shall be maintained and <br />irrigated by the property owner and may be modified by <br />the property owner without approval by the City; <br />e. Private landscaping on lots 89 through 112 facing either <br />"alley one" or "two" shall be maintained and irrigated by <br />the homeowners association as shown on the approved plan. <br />Front yard landscaping on these lots shall be maintained <br />and irrigated by the property owner and may be modified <br />by the property owner without approval by the City; and <br />f. Tree wells located in "Katie Drive" and "Conner Lane" <br />shall be maintained and irrigated by the homeowners <br />association. <br />g. Landscaping located in the PSE along Del Valle Parkway <br />and Stanley Boulevard shall be maintained and irrigated <br />by the homeowners association. <br />5. The applicant shall submit a private lot fencing plan with the <br />tentative map. The fencing plan shall show the location and <br />design of all private fences. The applicant shall submit all <br />retaining wall, decorative wall, and soundwall designs for <br />review and approval by the Director of Planning prior to <br />issuance of a building permit. The Del Valle Parkway and <br />Stanley Boulevard soundwall shall be designed with varied <br />colors and textures, and, if feasible, varied surface planes <br />so as to create maximum visual interest. <br />6. Building additions and accessory structures for lots 1 through <br />88 shall be limited only to spas and trellises. The applicant <br />shall prepare small lot design standards for the rear yards of <br />these lots for review and approval by the Director of Planning <br />with the tentative map. <br />22 <br />
