EXHIBIT B <br />Conditions of Approval <br />Planning Commission <br />PUD-90-14 <br />November 21, 1990 <br />1. <br />The following uses shall be permitted on the project covered <br />by this rezoning: <br />a. One family single-family detached, townhouse, and "in- <br />law" rental units shown on Exhibit A, as ownership or <br />rental units, except that the "in-law" units on lots 42 <br />through 75 and 77 through 88 shall remain as rental <br />units; <br />b. Temporary subdivision sales offices conducted in accord <br />with the regulations prescribed in Chapter 18.116 of the <br />Pleasanton Municipal Code; <br />c. Household pets; and <br />d. Small family day care homes for less than six children <br />only within a single family detached unit or townhouse <br />unit. <br />2. The development plan for Case PUD-90-14 shall substantially <br />conform with the plans dated November 21, 1990, Exhibit A, on <br />file with the Planning Department, except as modified by the <br />following conditions of approval. <br />3. Lot sizes and dimensions and building heights shall be shown <br />on Sheets 9 through 12 of the development plan prior to City <br />Council. These standards for shall be implemented by. the <br />applicant at the tentative map and building permit to the <br />satisfaction of the Director of Planning. <br />4. Prior to issuance of building permits, the applicant shall <br />provide a complete set of working drawing landscape and <br />irrigation plans for review and approval by the Director of <br />Planning. Landscaping and irrigation responsibilities shall <br />be as follows: <br />a. The applicant shall install two espaliers with vines on <br />the blank zero lot line walls of the single-family homes. <br />These shall be shown on the final landscape plan to the <br />satisfaction of the Director of Planning. <br />b. The applicant shall install landscaping on all lots as <br />21 <br />
