existing 12" sanitary sewer. If feasible, as determined by <br />the City Engineer, all new sewer laterals shown connecting to <br />the existing main shall be connected to this new sewer main. <br />Said parallel sewer may be installed within the existing <br />sanitary sewer easement. <br />8. The developer's engineer shall demonstrate to the satisfaction <br />of the City Engineer that the existing 6" sanitary sewer <br />laterals stubbed into the project site are of adequate size to <br />handle the anticipated flow. If undersized, then the laterals <br />shall be replaced or the private sanitary sewer system shall <br />be redesigned and redistributed to flow. <br />9. All utilities within the project excepting the existing 12" <br />sanitary sewer are private and shall be maintained by the <br />Homeowners Association. <br />10 . Internal private street names shall be identified on the final <br />map prior to its submittal and shall be to the satisfaction of <br />the Director of Planning. All units shall be addressed to the <br />internal private streets. Lighted street numbers shall be <br />posted on both the entry side and garage side of each unit. <br />Garage side address numbers shall be sized and lighted so as <br />to be readable to the private street. <br />11. A lighted graphic map of the project showing street names, <br />unit locations, and unit addresses shall be installed at each <br />entrance to the project. The map shall be designed so as to <br />be legible to emergency personnel. The design of said map <br />shall be reviewed and approved by the Director of Planning <br />prior to issuance of building permits. <br />12. The roof downspouts of all units to be constructed on the <br />property covered by Tract 6361 shall empty directly on the <br />private driveway or to a private storm drain system. <br />13. Prior to issuance of building permits, the applicant shall <br />provide for review and approval by the Director of Planning a <br />construction program that shall identify the measures required <br />to mitigate construction activity, i.e., noise, access to the <br />construction site, hours of operation, etc. to the residents <br />of the completed development phases of the project covered by <br />this tract. Failure to comply with these restrictions or any <br />construction activity restriction established by the City <br />could result in the shutting down of the site for a 24 hour <br />period at the discretion of the Director of Planning. <br />14. The applicant shall provide all buyers with copies of the <br />project conditions of approval. <br />15. The applicant shall develop lot 1, 2, 3, and 4 in that order <br />unless otherwise approved by the Director of Planning. <br />16. With recordation of the final map, the applicant shall <br />
