The proposed subdivision shall conform substantially to the <br />Tentative Map for Tract 6361, Exhibit A, Sheets 1 and 2 (dated <br />"Received, October 5, 1990"), on file with the Planning <br />Department, except as modified by these conditions. <br />2. Except as modified, all relevant conditions of approval of <br />PUD-80-30-23M and PUD-80-30-50D (Ordinance No. 1456) shall <br />remain in full force and effect. <br />3. a. There shall be no encroachment with any permanent <br />structure (including patios) onto the existing 20' wide <br />sanitary sewer easement located in the northeast and <br />southeast quadrants of the project. This change shall be <br />shown on the final map to the satisfaction of the City <br />Engineer and the Director of Planning. <br />b. All house foundations along this easement shall be <br />designed such that none of the weight of the structure <br />bears upon the 12" sanitary sewer line. <br />c. No trees shall be installed within 10' of the existing <br />12' sanitary sewer line. <br />4. The curb return radii at the private street/public right-of- <br />way intersection shall be enlarged. The return radius on the <br />ingress side of the entrance shall be 40'. The opposite side <br />return radius shall be 25'. These changes shall be shown on <br />the final map to the satisfaction of the City Engineer and the <br />Director of Planning. <br />5. The applicant shall redesign. all entrances from the public <br />rights-of-way to private internal circulation streets to <br />provide a smooth transition from the wide entrance to the <br />narrow 25' width where the entrance intersects the internal <br />street. These changes shall be shown on the final map to the <br />satisfaction of the City Engineer and the Director of <br />Planning. <br />6. The entrance to the five-plex building located opposite the <br />entrance street from Stoneridge Drive shall be redesigned to <br />the satisfaction of the City Engineer and the Director of <br />Planning to reduce the effective width of the entrance to this <br />cluster. <br />7. The developer's engineer shall investigate the possibility of <br />installing a private sanitary sewer main parallel to the <br />
