25. All roof leaders in the front of the houses shall be connected <br />to the curb and through drains. <br />26. The face of curb radius of the curb returns shall be 25 foot <br />' minimum. <br />27. The applicant shall extend the water main in Vineyard Avenue <br />from its present terminus near E1 Capitan Drive easterly to <br />Clara Lane. The size of the main will be determined by the <br />City Engineer. <br />28. The developer may enter into a reimbursement agreement with <br />the City to recover some of the replacement of the sanitary <br />sewer adjacent to the mobile home park. <br />29. The developer shall contribute a prorata share of a sanitary <br />sewer study for the Vineyard Avenue area as determined by the <br />City Engineer. Payment for the study shall be due prior to <br />the Council's approval of the final map. <br />30. The developer shall be responsible for replacing sections of <br />the existing 8 inch sanitary sewer located on the west side of <br />the mobile home park on vineyard Avenue near Bernal Avenue. <br />The City will define the exact limits of the replacement. <br />This work shall not exceed $20,000. <br />31. The developer shall be responsible for paying his prorata <br />share of the Bonde II reservoir as set forth in a previously <br />approved agreement. <br />32. The house foundations shall be designed such that no load from <br />the foundation shall bear directly on the utility pipeline <br />installed between the lots. <br />33. The applicant shall prepare all necessary documents for the <br />city to abandon that portion of El Capitan Drive, located in <br />front of the proposed soundwall on lot 23. <br />34. The applicant shall set back the soundwall along lot 23 from <br />the back of sidewalk in such a manner to achieve a landscape <br />strip to the satisfaction of the Planning Director. Final <br />design of the deceleration lane, sidewalk, and grading shall <br />be subject to review and approval of the Planning Director <br />prior to approval of the final map. <br />35. The applicant shall step down the soundwall height by lots 1 <br />and 22, a minimum of 5' from the back of sidewalk. <br />
