36. The applicant shall vary the soundwall location along Vineyard <br />Avenue, except as otherwise specified by Condition No. 34, <br />from 11' to 27' from the face of curb. The applicant shall <br />show these setbacks on the final map prior to its approval to <br />the satisfaction of the Director of Planning. <br />37. The applicant shall negotiate in good faith with the owner of <br />Shadow Cliffs lot 31 to work out the design details of a new <br />combined fence and retaining wall to be located between the <br />Shadow Cliffs lot and project site. If no agreement can be <br />reached, the existing fence shall be left in place with a new <br />retaining wall/fence built behind it on the subject site. <br />Final fence design shall be reviewed and approved by the <br />Director of Planning prior to approval of the final map. <br />38. The buildings on lots 6 and 7 shall be one story; the maximum <br />height for buildings on lots 6 and 7 shall be 18' for the <br />front building pad and 22' for the rear building pad measured <br />from each separate building pad grade to the highest point of <br />the roof ridge. <br />39. The applicant shall designate five lots as single-story <br />building sites prior to approval of the final map. Lots 6, 7, <br />and 23 shall be included in this number. <br />t6339.rc <br />
