7. ACFC (Zone 7) shall be granted an easement over the easterly <br />private street including access from the street cul-de-sac <br />to Zone 7's Arroyo Mocho. The design of any improvement <br />required by Zone 7 to accommodate their access shall be <br />reviewed by the Planning Director prior to approval of their <br />improvement plan. <br />8. If requested by LAVWMA, the developer shall accommodate <br />relocation of the LAVWMA pipeline ancillary facilities, such <br />as the sacrificial deep well anode. Evidence of LAVWMA's <br />requests and their accommodation shall be given to the City <br />Engineer in conjunction with submittal of the final map and <br />improvement plans. <br />9. The developer shall realign rear fence locations to <br />eliminate irregular jogs on property lines where feasible; <br />the Planning Director shall review proposed final locations <br />of fences/property lines for approval prior to submittal of <br />the final map. <br />10. The property line for lots abutting Santa Rita Road shall <br />end at the face of soundwall; the wall location shall be <br />moved westerly to achieve minimum 15' setbacks between the <br />wall and the rear of the proposed houses. <br />11. The developer shall increase the height of fences and or <br />wall along Lots 1, 5, 6, 7 and along the Arroyo Mocho canal <br />as necessary so that the privacy of the rear yards of these <br />lots is maintained in relation to pedestrians using the <br />adjoining sidewalks/arroyo top of bank. Sections showing <br />the relationship of the sidewalks, fence, and yards shall be <br />submitted for review and approval of the Planning Director <br />prior to approval of improvement plans. <br />12. The developers shall grant a P.S.E. over the on-site private <br />streets, on site private sidewalks, and a 3.5' strip of land <br />behind the sidewalk, and at other areas as necessary to <br />accommodate public utility vaults. <br />13. The developer shall seek permission from Zone 7 to landscape <br />the slope bank at the northwest corner of Lot 2 in order to <br />achieve a privacy landscape buffer for the rear yard of Lot <br />2 as viewed from the street pedestrian/maintenance access <br />road to the Arroyo Mocho. If approval is granted by Zone 7, <br />this area shall be landscaped and maintained by the property <br />owners' association in conjunction with other commonly owned <br />landscaping. <br />14. There shall be no median opening on Stoneridge Drive at the <br />easterly project street. <br />
