15. The developer shall be responsible for installing the street <br />improvements for the easterly travel lane on Stoneridge <br />Drive, substantially as shown for the Stoneridge Drive <br />(Section AA) on the tentative map. The applicant shall <br />install said street improvements, and median landscaping <br />across the project frontage, not to exceed a total cost of <br />$200,000. <br />16. The final map shall show separate parcels for the areas <br />along Stoneridge Drive and Santa Rita Road between the <br />property line (face of curb) and soundwall. The developer <br />shall grant public access and P.S.E.'s over these parcels. <br />17. All building foundations shall be designed such that the <br />weight of the houses shall not bear on any public utility <br />pipes. <br />18. All subdivision lot grading shall comply with sections <br />2907(b)(5) and 7012(d) of the 1988 Uniform Building Code <br />unless otherwise approved by the City Engineer. <br />19. Unless otherwise approved by the City Attorney the developer <br />shall prepare all necessary documents for the city to <br />abandon its existing slope easement along Santa Rita Road. <br />The owners' association shall be responsible for maintaining <br />the lateral stability of the slope along Santa Rita Road, <br />including the installation of any necessary drainage <br />facilities. <br />20. This tract is subject to all conditions of approval of <br />PUD-89-22, except as specifically modified by these <br />conditions of approval. <br />21. This tract map shall be subject to the conditions in the <br />memorandum of Engineering Services dated September 12, 1990. <br />
