EXHIBIT "A" <br />Vesting Tentative Map 6341 <br />September 12, 1990 <br />1. Vesting Tentative Map Tract 6341 shall be as shown on the <br />Exhibit dated "Printed August 22, 1900" except as modified <br />by these conditions. <br />2. The site development standards for accessory structures <br />shall be those as set forth in the exhibit "Site Development <br />Standards" dated July 20, 1990. The developer shall prepare <br />typical plot plans demonstrating the measurement of these <br />setbacks on typical lots for dissemination to home buyers; <br />these typical plot plans shall be reviewed and approved by <br />the Planning Director prior to their dissemination. <br />3. The rear yard setbacks for Lots 14, 22, and 23 shall be as <br />shown on the plot plan dated "Received September 7, 1990" in <br />lieu of the minimum setback required under the PUD <br />development plan. All houses constructed in this tract <br />shall conform to the plot plan unless substituted models are <br />approved by the Planning Director prior to their <br />construction. <br />4. Developer shall dedicate the proposed deceleration lane on <br />Stoneridge Drive and those portions of the project streets <br />from the present right-of-way line to the curb returns <br />entering the project. <br />5. The easterly project street shall be modified to have a <br />minimum 45' radius on its easterly curb return; across the <br />frontage of Lot 112 the street design shall include a 4.5' <br />wide sidewalk adjacent to the street and a 4' landscape <br />strip in front of the soundwall return. The 4' landscape <br />strip shall be included in a P.S.E. Final design of the <br />easterly street which accommodates the above shall be <br />subject to review and approval of the City Engineer and may <br />include minor revisions to the westerly side of the street <br />in order to accommodate the above described improvements. <br />6. The westerly project street entrance shall be modified along <br />its easterly side to include a 4.5' sidewalk adjacent to the <br />street and a 4' landscape strip between the sidewalk and the <br />soundwall return. Final design of the easterly street which <br />accommodates the above shall be subject to review and <br />approval of the City Engineer and may include minor <br />revisions to the westerly side of the street and a potential <br />2' reduction in the width of the street in order to <br />accommodate the above described improvements. <br />
