(continued) <br />The developer shall arrange to have the horticultural <br />consultant present on the site prior to grading to ensure <br />that all tree protection measures have been properly <br />implemented. The consultant shall submit a written report <br />to the Planning Director certifying that the applicant has <br />complied with these measures. A revised landscape plan <br />reflecting these changes shall be submitted for review and <br />approval by the Planning Director, and the project CC&R's <br />shall be submitted for review and approval by the City <br />Attorney, prior to the issuance of building permits for any <br />portion of the project. <br />7. That the six (6) Liquidambar and four (4) aristocrat pear <br />trees adjacent to the tot lot shall be upgraded to 24" box <br />size trees. This change shall be shown on the final <br />landscape plan submitted for issuance of building permits. <br />8. That an updated tree report shall be submitted with the <br />subdivision map and grading plan for the project specifying <br />methods of tree preservation given the specific grading <br />techniques to be used for the project. <br />9. That the developer shall follow all recommendations of the <br />noise analysis prepared for this project. Interior noise <br />levels shall be no greater than 45 dB Ldn. Any <br />construction techniques necessary to achieve these standards <br />shall be submitted in conjunction with the application for <br />building permits for the units. <br />10: That a 9 foot tall, solid masonry wall shall be constructed <br />along the entire northern boundary of the site (at the rear <br />of Lots 6, 7, and 8) to provide suitable railroad noise <br />mitigation, as indicated in the noise analysis for the <br />project, dated May 11, 1990. The wall shall be designed to <br />match that of the Country Roads residential development to <br />the east. Plans for the wall shall be submitted for review <br />and approval by the Planning Director prior to approval of a <br />subdivision map for any portion of the subject site. <br />11. That the applicant shall complete a lot line adjustment in <br />order to obtain the approximately 1,500 sq. ft. flag of the <br />adjacent Jones property located between the rear of the <br />Glanville parcel and the railroad right-of-way. Said lot <br />line adjustment shall be completed prior to the submittal of <br />a subdivision map for the subject property. <br />-15- <br />
