Exhibit "A" <br />Resoultion No. PC-90-79 <br />Conditions of Approval <br />1. That the development shall conform substantially to the site <br />plan (5/11/90), detached single family unit plans and <br />elevations (5/14/90), paired single family unit plans and <br />elevations (6/13/90), landscape plan (6/13/90), color and <br />materials samples, and related materials on file with the <br />Planning Department, except as modified.by these conditions. <br />2. That, except as otherwise modified by the development plan <br />or conditions of approval, the uses and site development <br />standards for the development shall be those of the R-1- <br />6,500 zoning district. <br />3. That the applicant shall submit specialized site development <br />standards for decks, gazebos, spas, and similar on-site <br />improvements for review and approval by the Planning <br />Commission in conjunction with review of the subdivision map <br />for the project. <br />4. That the developer shall submit revised side building <br />elevations for Lots 9, 12, and 13 (both sides) for review <br />and approval by the Planning Director prior to the issuance <br />of building permits for the paired single family portion of <br />the project. Said elevations shall feature additional <br />architectural treatment, such as windows, trim, and/or <br />reveal features, in order to increase the visual interest of <br />the exposed side elevations of those lots. <br />5. That the developer(s) shall submit a fence plan for all <br />fencing in the development for review and approval by the <br />Planning Commission in conjunction with review of the <br />subdivision map for the project. <br />6. That the existing trees identified as Nos. 17, 18, 21, 35, <br />47, 48, and an unnumbered 60" Acer (Japanese maple) shall be <br />retained within the proposed landscape design for the <br />development. The developer shall take appropriate measures, <br />as included in the tree analysis for the site (dated <br />5/7/90), to ensure that the trees are suitably protected <br />during construction and maintained once the lots are sold <br />(e.g. through deed restrictions on each affected lot). <br />-14- <br />
