<br />consistent with the South Livermore Valley Area Plan policies and the conservation easement <br />with Tri-Valley Conservancy. <br /> <br />Existing uses on the approximately 55.2-acre site include vineyards, a single-family residence, <br />and agricultural buildings. Permitted uses for this property include vineyards, vineyard mainte- <br />nance facilities, irrigation detention ponds, and other functions ancillary to wine production. <br />Other uses including a winery and event center require the submittal of an application for a PUD <br />major modification. Further, the conservation easement limits the amount ofland not in grape <br />production to a maximum of3.8 acres. <br /> <br />Mr. Michael Callahan has requested a major modification of the Ruby Hill development plan to <br />allow the construction of an event center and winery facility and to use the existing agricultural <br />buildings for wine production, barrel storage and equipment storage. Major modifications are <br />subject to review by the Planning Commission and by the City Council. <br /> <br />PROJECT DESCRIPTION <br /> <br />The applicant requests a major modification to the approved PUD to: <br /> <br />1. Construct an approximately 19,716-square-foot event center with an approximately <br />4,800-square-foot wine tasting facility; <br />2. Use the existing single-family residence as the caretaker unit for the vineyard; <br />3. Use the existing agricultural buildings for wine production, barrel storage, and equipment <br />storage. <br /> <br />The new construction, i.e. the event center and the winery/wine tasting facility, would be located <br />near the southeast corner of Vineyard A venue and Isabel Avenue. The facility would be ori- <br />ented toward the intersection of Vineyard A venue and Isabel Avenue. The event center portion <br />of the facility consists of a barrel room, a dining room, and a private wedding courtyard that is <br />featured with a fountain, landscaping, and a masonry wall with decorative grills <br />separating the activity area from the vineyards. The wine tasting room would be located at the <br />left wing (east side) of the facility. It has a separate entrance and is connected to a Spanish style <br />garden so as to provide an enjoyable setting for tasting room patrons. The facility also has an <br />office, a kitchen, a barrel room, and restrooms. <br /> <br />The existing agricultural buildings, located at the southern side of the parcel abutting East Ruby <br />Hill Drive, would be used for wine production, barrel storage and equipment storage. The exist- <br />ing residence would be used as a caretaker unit for the vineyard. No exterior changes to these <br />buildings have been proposed in conjunction with this application. <br /> <br />SR:06: 287 <br />Page 3 <br />
