<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PV-1531PADR-1536, Finlay Boag <br />4558 Second Street <br />September 19, 2006 <br /> <br />1. The proposed additions shall conform substantially to the site plan, floor plan, elevations, <br />and related materials, Exhibit A (dated "Received" May 1, 2006), on file with the Planning <br />Department, except as modified by these conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance with the approved exhibits. <br /> <br />2. The variance and design review approvals will lapse one year from the date of approval, <br />unless prior to the expiration, construction has commenced and diligently pursued toward <br />completion, or an extension has been approved by the City. <br /> <br />3. The applicants shall pay any and all fees to which the project may be subject prior to <br />issuance of a building permit. The type and amount of the fees shall be those in effect at <br />the time the permit is issued. <br /> <br />4. All appropriate City permits shall be obtained prior to the construction of the additions. <br /> <br />5. Construction activities shall be limited to the hours of 8:00 a.m. to 5:00 p.m., Monday <br />through Friday. No construction shall be allowed on Federal Holidays. If future complaints <br />are received regarding the construction hours, the Planning Director may modify the <br />construction hours. The Planning Director may allow earlier "start-times" for specific <br />construction activities (e.g., concrete-foundation/floor-pouring) or due to weather. All <br />construction equipment must meet DMV noise standards and shall be equipped with <br />muffling devices. <br /> <br />6. The plan check materials will be accepted only after the completion of the variance and <br />design review procedures' 15-day appeal period (15 days from the date of the approval <br />letter), unless the applicants submit a signed statement acknowledging that the plan check <br />fees may be forfeited in the event that the approval is overturned or the design is <br />significantly changed as the result of an appeal. In no case will a buildino permit be issued <br />prior to the exoiration of the 15-dav aooeal oeriod. <br /> <br />7. Unless otherwise approved by the Planning Director, the exterior colors and materials of the <br />additions shall match those of the existing structure. <br /> <br />8. The applicants shall use "high definition" composition roof shingles on the existing house <br />and additions. A roof material sample or manufacturer's brochure shall be submitted to the <br />Planning Director for review and approval prior to installation. <br /> <br />9. A detail of the wrought iron railing shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to review and approval by the Planning Director prior to <br />issuance of a building permit. <br />
