<br />laterals to each dwelling unit. There shall be a two-way cleanout on the gravity <br />sanitary sewer lateral located at the back of the PSE. <br /> <br />12. The project developer shall post with the City prior to approval of final subdivision <br />map, an additional performance bond for all subdivision improvements that are not <br />to be accepted by the City of Pleasanton. <br /> <br />13.AII subdrains shall have cleanout installed at the beginning of the pipe. The bottom <br />of the pipe shall terminate in a storm drain or other storm drain outfall, subject to the <br />approval of the City Engineer. The project developer shall submit a final subdrain <br />location map to the City Engineer prior to acceptance of the Public Improvements. It <br />shall be the responsibility of the homeowner to relocate the subdrains, if during the <br />excavation of a pool or other subsurface structure the subdrains are encountered. <br />All owners within the subdivision shall receive notice of the presence of these <br />subdrains. The City Attorney shall review and approve the notice prior to the <br />recordation of the final subdivision map. <br /> <br />14. The project developer shall obtain all agency environmental permits prior to the <br />recordation of the final subdivision map or prior to the issuance of a grading permit. <br /> <br />15. The project developer shall be responsible for a paying a pro-rata share of the <br />undergrounding costs for the overhead utility lines on Martin Avenue traversing the <br />Selway property. The amount shall be determined by the City Engineer prior to the <br />City Council's approval of the final subdivision map and shall be paid to the City with <br />recordation of the final map. <br /> <br />16. The project developer shall give notice to any prospective buyers of Lot 2 that <br />Trenery Drive is a private street and is maintained by the individual property owners. <br />The project developer shall submit the wording for this notice to the City Attorney for <br />review and approval before recordation of the final subdivision map. <br /> <br />17. With the building permit application for the homes covered by this approval, the <br />project developer shall submit a noise analysis to the Planning Director and the <br />Director of Building Inspection prepared by a licensed acoustical consultant detailing <br />the building measures - for example, STC window ratings and wall construction <br />details - required to achieve an interior noise level of 50 dBA LON in bedrooms and <br />55 dBA LON in other rooms for aircraft noise. The measures detailed in the <br />acoustical analysis shall be shown on the building permit plans to the satisfaction of <br />the Planning Director and the Director of Building Inspection before issuance of the <br />first building permit. <br /> <br />18. The project developer shall submit to the Planning Director with the tentative <br />subdivision map application, a mitigation plan that will address the suppression of <br />airborne dust and vermin abatement during project grading and site improvements. <br />The mitigation plan is subject to review and approval by the Planning Commission at <br />its public hearing. <br /> <br />6 <br />
