<br />These revisions and changes shall be shown on the tentative subdivision map, <br />grading plan, and utility plan to the satisfaction of the City Engineer and the <br />Planning Director for review and approval by the Planning Commission. <br /> <br />7. The project developer shall prepare all necessary documents to the satisfaction of <br />the City Engineer for the City to quitclaim the surplus street right-of-way behind the <br />proposed back-of-curb on the south side of Cameron Avenue. The City will retain a <br />Public Service Easements (PSE) over the area to be quitclaimed for utility purposes. <br />The surplus street right-of-way will be offered to the Dillon, Lawer, Sussman, <br />Grimes, and Herb properties for incorporation into their properties. <br /> <br />8. The project developer shall extend the existing sanitary sewer main in Martin <br />Avenue northerly from Diablo Court to the Selway property and shall stub a lateral to <br />the Selway property, unless otherwise required by the City Engineer. The exact <br />location of the lateral shall be determined after the location of the septic tank on the <br />Selway property is determined. The location of septic tank and leach field on the <br />Selway property and the extension of the sewer main shall be shown on the <br />tentative subdivision map to the satisfaction of the City Engineer. The existing septic <br />system on the Selway property may remain if determined to function adequately by <br />the Alameda County Health Department. If, however, the existing septic tank and <br />leach field are determined to be failing, the septic system shall be abandoned per <br />Alameda County Health Department regulations and the Selway's home shall then <br />be connected to the City's sewer system. <br /> <br />9. A project developer shall install a sewer lateral to the Lehman property on Trenery <br />Drive. The exact location of the lateral shall be determined after the location of the <br />septic tank on the Lehman property is determined. The location of septic tank and <br />leach field on the Lehman property and the extension of the sewer main shall be <br />shown on the tentative subdivision map to the satisfaction of the City Engineer. The <br />existing septic system on the Lehman property may remain if determined to function <br />adequately by the Alameda County Health Department. If, however, the existing <br />septic tank and leach field are determined to be failing, the septic system shall be <br />abandoned per Alameda County Health Department regulations and Lehman home <br />shall then be connected to the City's sewer system. <br /> <br />10.A project developer shall extend a water lateral to the existing Selway and Lehman <br />homes and the homes shall be connected to the City water system for domestic use <br />unless otherwise approved by the City Engineer. The existing wells on these <br />properties may be used for irrigation purposes if a backflow devise is installed on the <br />new water service to City Standards. The extension of the water lines to theses <br />properties shall be shown on the tentative subdivision map to the satisfaction of the <br />City Engineer. <br /> <br />11 . The water and gravity sanitary sewer mains serving this development shall be public <br />and maintained by the City. There shall be individual sanitary sewer and water <br /> <br />5 <br />
