Landscaping and Irrigation System Design and Operation: 48. A final front yard landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of the first building permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 49.AII trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of five gallons, unless otherwise shown on the approved landscape plan. 50. The project developer shall provide root control barriers and four-inch perforated pipes for all trees installed in planting areas less than ten-feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 51.AII front yard landscaping shall be installed prior to the buildings' occupancy. All side and rear yard landscaping shall be installed within 12 months of occupancy, unless otherwise approved by the Planning Director. Private landscape plans, except for accessory structures, do not require City review and approval before installation. Building Permit Review: 52. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) with the building permit plan check sets submitted for review and approval. These conditions of approval shall be on, at all times, all grading and construction plans kept on the project site. It is the responsibility of the building developer to ensure that the project contractor is aware of, and abides by, all conditions of approval. The project developer shall submit a building survey and/or record of survey and a site development plan in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City of Pleasanton.
