<br />40. The CC&R's for the project shall prohibit the parking of boats, campers, and trailers <br />on site. <br /> <br />41.Any proposed phasing of this development shall be depicted on the tentative tract <br />map and shall include narrative explaining the proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, the project developer <br />shall complete all of the on-site improvements at one time, including all <br />improvements around future building pads. All remaining pad areas shall be seeded <br />and kept in a neat and weed-free manner at all times. <br /> <br />Building and Site Design Requirements: <br /> <br />42. The project developer shall provide automatic opening sectional roll-up garage doors <br />throughout the project, as approved by the Chief Building Official and the Planning <br />Director. <br /> <br />43. The project developer shall post address numerals on the buildings so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and night <br />time hours. <br /> <br />44.Approved building materials and colors shall be stated on the building permit plans <br />submitted for issuance of building permits. <br /> <br />45.0nly natural gas buming fireplaces and/or USEPA-approved wood/pellet stoves <br />shall be permitted in the proposed homes. This condition shall not apply to outdoor <br />barbeques. <br /> <br />Existing Trees: <br /> <br />46. The project developer shall comply with the recommendations of the tree report <br />prepared by HortScience dated February 23, 2006. No tree trimming or pruning <br />other than that specified in the tree report shall occur. The project developer shall <br />arrange for the horticultural consultant to conduct a field inspection prior to issuance <br />of grading permits to ensure that all recommendations have been properly <br />implemented. The consultant shall certify in writing that such recommendations <br />have been followed. <br /> <br />47.No trees shall be removed other than those speCifically designated for removal on <br />the approved plans or tree report, except that Tree No. 267 located on the adjoining <br />Leuthauser property may be removed by the project developer with the written <br />approval of the subject adjacent property owner. The project developer shall post <br />cash, letter of credit, or other security satisfactory to the Planning Director in the <br />amount of $5,000 for each tree required-to-be-preserved, up to a maximum of <br />$25,000. This cash bond or security shall be retained for one year following <br />acceptance of public improvements or completion of construction, whichever is later, <br />and shall be forfeited if the trees are destroyed or substantially damaged. <br /> <br />11 <br />
