These requirements shall apply to both ownership and <br />rental Projects. <br /> <br />Section 17.44.030. Definitions. <br /> <br />For the purposes of this Chapter, certain words and phrases shall be interpreted as set <br />lorth in this section unless it is apparent from the context that a different meaning is <br />intended. <br /> <br />Affordablc Housing Proposal: A proposal submitted by the Projcct Owncr as part ofthc <br />City development application (c.g., dcsign rcvicw, Planned Unit Development, etc.) <br />stating the mcthod by which the requirements of this Chaptcr arc propos cd to bc mct. <br /> <br />Aflordable Rent: A monthly rent (including utilitics as dctcrmincd by a schedulc <br />prcparcd by the City) which does not exceed onc-twclflh (1/12) of thirty percent (30%) of <br />the maximum annual income for a household of the applicable incomc Icvel. <br /> <br />Affordable Salcs Price: A sales price which results in a monthly mortgagc payment <br />(including principal and intcrcst) which docs not cxceed one-twellth (1/12) ofthirty-livc <br />perccnt (35%) ofthc maximum annual incomc for a household of the applicable incomc <br />level. <br /> <br />Amenities: Interior features which are not essential to the health and safety ofthc <br />residcnt, but providc visual or aesthctic appeal, or are provided as conveniences rather <br />than as ncccssitics. Interior Amenities may includc, but are not limited to, fireplaces, <br />garbagc disposals, dishwashers, cabinet and storagc space and bathrooms in excess of <br />one. Amenitics shall in no way include items rcquircd by City building codes or other <br />ordinances that are necessary to insurc the safety of the building and its rcsidcnts. <br /> <br />Applicant: Any person, firm, partncrship, association joint venturc, corporation, or any <br />cntity or combination of entitics which seeks City permits and approvals lor a project. <br /> <br />Commcrcial. Oflice. and Industrial Projcct: For the purposes of this Chapter, any ncw <br />non-residential (commcrcial, office, or industrial) dcvclopment or redevelopment grcatcr <br />than 10 gross acres or 250,000 square feet of gross building arca, whichever is less. <br /> <br />Condominium Convcrsion Proicct - Any condominium con vcrs ion proiect pursuant to <br />Chapter 17.04 of the Pleasanton Municipal Code. <br /> <br />Citv: The City of Pleasanton or its designee or any entity with which the City contracts <br />to administcr this chapter. <br /> <br />Pagc 2 of 13 <br />
