Mr. Babbitt has submitted detailed design guidelines for this 12-lot community, <br />named Serenity at Callippe Preserve. <br /> <br />THE PROPOSED MODIFICATION <br /> <br />The applicant requests a major modification to the approved PUD to: <br /> <br />I, Approve the new design guidelines for Heartwood Communities for a custom home de- <br />velopment to replace the 1999 design guidelines for production homes. Design guide- <br />lines for the 12 custom lots include written text with diagrams, photographs, and draw- <br />ings, providing clear, concise direction for the future individual homeowners at the Se- <br />renity at Callippe Preserve development. These guidelines will supersede the approved <br />production home design guidelines. <br /> <br />2, Delete Condition of Approval No.17 of PUD-99-07, thus modifYing the design review <br />process from the City Council to the Zoning Administrator level review process, follow- <br />ing standard City procedures, The applicant also proposes a 20-day notification and ap- <br />peal period, <br /> <br />3. Design Review approval for Lot No.8, serving as an example for the development. <br /> <br />ANALYSIS <br /> <br />Proposed Design Guidelines <br /> <br />The proposed design guidelines are very similar to those of Mariposa Ranch at Callippe Pre- <br />serve, The design criteria contained in the proposed design guidelines are detailed and compre- <br />hensive, The guidelines include the setbacks, building height, and floor area ratio for the devel- <br />opment, and they also cover the recommended architectural styles, landscaping, fencing, etc. <br />Details of architectural elements such as dormers, shutters, bay windows and roofline will assist <br />the homeowners and their design teams in making a successful transition from guideline state- <br />ments to physical designs.
