riparian zone within Parcel 25 as proposed in the Specific Plan) <br />are adopted, then no additional mitigation measures would be <br />required. However, if any disturbance to existing riparian habitat <br />on Parcel 25 is proposed, or inadequate building setbacks (at least <br />50 feet) on either side of the creek banks (within Parcel 25) are <br />implemented, then site specific surveys for these species must be <br />conducted prior to any development approval within Parcel 25. If <br />the surveys are conducted and find occurrence of these species, <br />then habitat restoration mitigation would be required as a <br />condition-of development approval Within Parcel 25. <br /> <br />25. Funding Developers and the City of Pleasanton shall consult <br />with the Army Corps of Engineers during preparation of the drainage <br />improvement/creek restoration plans as to the jurisdiction and <br />requirements of the Corps. <br /> <br />26. Drainage improvements shall be designed to avoid disturbance <br />within potential wetland habitat. Creek restoration associated <br />with the improved natural channel shall provide no net loss of <br />habitat at a minimum and should optimally increase potential <br />habitat area and value. <br /> <br />27. "Funding Developers" shall receive a Streambed Alteratioh <br />permit from the California Department of Fish and Game for drainage <br />improvements to creek channels prior to City approval of drainage <br />improvements. <br /> <br />28. Any road crossing either drainage course shall be designed to <br />respect the integrity of the streambed, subject to approval by the <br />Public Works Department. The California Department of Fish and <br />Game recommends bridges rather than culverts. <br /> <br />29. The use of appropriate plant species (native where possible) <br />is stressed in the development of landscape plans within the <br />Specific Plan area. Invasive introduced species such as blue gum <br />and acacia should be avoided. <br /> <br />30.
