B. Replanting and/or hydroseeding of the channel shall be done <br />to prevent surface erosion at a time to be determined by the <br />City Engineer. <br /> <br />C. All new development adjacent to creeks and drainage <br />channels shall be setback from the top of slope by a minimum <br />suitable distance (i.e., 20-30 feet) as recommended-by a <br />geotechnical engineer and/or cer~ified engineering geologist <br />(larger se=backs are required for parcels within the PUD-A <br />designation and Parcel 20). <br /> <br />D. The surface drainage system on each lot shall be designed <br />by a qualified civil engineer and shall be compatible with the <br />drainage system for the area. <br /> <br />E. The storm drainage system shall be designed in accordance <br />with generally accepted criteria, with final determinations <br />and approvals by the City Engineer. <br /> <br />7. The City shall use its Growth Management Allocation Programto <br />allocate sewer capacity within the Specific Plan area. DevelopmenD <br />may be permitted as long as adequate _sewer treatment and export <br />capacity exists. Sewer capacity shall also be allocated in a <br />manner that allows funding and construction of planned <br />infrastructure improvements within the study area in a timely <br />manner. <br /> <br />8. Individual developers shall design homes to provide fire <br />resistent roofing for all new-habitable structures, subjec~to <br />approval by the Building Inspection Department prior to issuanceof <br />building permits. <br /> <br />9. Interior roads shall be designed to meet Pleasanton Fire <br />Department standards for fire fighting equipment, and setback <br />requirements shall be provided to create fire-breaks, prior to <br />approval of tentative maps for individual projects. <br /> <br />10 Improvement plans shall be designed to provide adequate water <br />supply for fire fighting (hydrant with a minimum 1000 gpm capacity <br />within 250 feet of each new residence), prior to approval of final <br />subdivision maps. <br /> <br />ll. The length of cul-de-sac streets shall be limited to help ensure <br />timely emergency access, subject to approval by the Planning <br />Department. <br /> <br />12 Grading plans shall be designed to ensure that development <br />proposals: <br /> <br />A) minimize the need for cut and filI; <br />B) provide proper revegetation of disturbed slopes; <br /> <br />- Z - <br /> <br /> <br />
