CONDITIONS OF PROJECT APPROVAL <br /> <br />1. The developers of Parcels 1-10, 26 and 27 shall demonstrate to <br />the Building Inspection Department that new building design will <br />meet exterior and interior noise standards as specified in the <br />General Plan, given projected future noise levels. <br /> <br />2. Those selling, renting and/or leasing property in PUD-LDR and <br />PUD-MDR designated areas shall require a signed statement prior to <br />sale, rental or lease of. the property indicating acknowledgment <br />that the future owner/tenant will be residing or renting space <br />adjacent to parcels designated PUD-A. The statement shall include <br />an excerpt from the text of Chapter'7, Animals and Chapter 18.28, <br />Agricultural District:of the Pleasanton Municipal Code informing <br />them of possible conflicts and stating that standard agricultural <br />practices shall not be deemed a nuisance. <br /> <br />3. The "Funding Developers" shall install a traffic signal at <br />Sunol Boulevard as part' of the east-west collector improvements; <br />subject to design approval by the Public Works Department. <br /> <br />4. Design improvements for creeks within Parcels 20, 24 and 25 <br />shall be coordinated by. individual developers between a consulting <br />biologist and the design engineer to ensure that the removal of <br />riparian habitat is avoided where possible. A report shall be <br />submitted t~ thePublic Works Department identifying repair work, <br />stabilization methods and materials, proposed enhancementg and <br />public easement provisions, prior to approval of any development <br />applications on these parcels. <br /> <br />5. "Funding Developers" shall develop a master drainage plan prior <br />to tentative map approval for either Parcels 18, 20 or 23 that <br />addresses on-site drainage and potential downstream and upstream <br />improvements. The plan shall also include an analysis of the <br />capacity, integrity and usefulness of the private upstream dam. <br />Ail comprehensive and on-site drainage improvements in the study <br />area shall comply with the performance standards contained in the <br />plan as well as the City's "Design Guide 1984" and "Standard <br />Specifications and Details", subject to approval by the Public <br />Works Department. <br /> <br />6. Individual developers shall comply with the following specific <br />drainage guidelines prior to development application approvals: <br /> <br />A. Ail creeks and drainage channels shall be public storm <br />easements and rights-of-way to protect the integrity of the <br />stream bed and associated slopes, as well as to allow access <br />for maintenance. <br /> <br />- i - <br /> <br />EXHIBIT <br /> <br /> <br />
