<br />Ordinance No. 1939 <br />Exhibit B <br /> <br />26. The final grading plan for Lot 3 shall include a retaining wall between Lot 2 and <br />Lot 3. The detail of the retaining wall is subject to the approval by the Planning <br />Director prior to the issuance of a building permit. Additionally, the final grading <br />shall reflect the recommendations stated in geotechnical peer review report by <br />Alan Kropp & Associates included in the Exhibit A. <br /> <br />27. Pinal inspection by the Planning Department is required prior to occupancy of the <br />dwellings. <br /> <br />Minor SubdivisionlParcel Map <br /> <br />28. Prior to issuance of a building permit for the project, a minor subdivision (parcel <br />map) shall be approved by the City and recorded. <br /> <br />Existing Trees <br /> <br />29. The applicant shall post cash, letter of credit, or other security satisfactory to the <br />Planning Director in the amount as specified in the arborist's report for trees that <br />are required to be preserved. This cash bond or security shall be retained for one <br />year following completion of construction and shall be forfeited if the tree is <br />removed, destroyed, or disfigured. <br /> <br />30. Prior to issuance of a grading or building permit, a temporary six-foot tall chain <br />link fence shall be installed around the valley oak as a protection measure. <br />Fencing shall remain in place until final occupancy is granted for the dwellings; <br />removal of such fencing prior to that time may result in a "stop work" order. <br /> <br />31. The applicant shall strictly follow the recommendation stated in the report, <br />prepared by HortScience, included in Exhibit A, on file in the Planning <br />Department, subject to review by the Planning Director. <br /> <br />Landscaping and Irrigation System Design and Operation <br /> <br />32. A final landscape plan and irrigation plan shall be submitted to and approved by <br />the Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan, including planting along the rear property line on both lots, plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />33. The landscaping material use in Parcel A of Lot 3 shall be native species. <br /> <br />6 <br />
