<br />b. The storm drain at the intersection of future Clara Lane and Road "A" shall <br />be reconfigured to divert storm water into the bio-retention area. This <br />detail shall be designed to the satisfaction of the City Engineer, shall be <br />shown on the grading!drainage plan submitted with the tentative <br />subdivision map application, and shall be subject to Planning Commission <br />review and approval. <br /> <br />c. Storm water exiting the bio-retention area shall be piped to Parcel "C". <br />With the first construction phase, the project developer shall install a <br />temporary pipe within Parcel "C" to convey treated storm water from the <br />bio-retention area to the storm drain inlet at Vineyard Avenue. This detail <br />shall be designed to the satisfaction of the City Engineer, shall be shown on <br />the grading!drainage plan submitted with the tentative subdivision map <br />application, and shall be subject to Planning Commission review and <br />approval. <br /> <br />d. With the first construction phase, the project developer shall construct an <br />earth swale along the northeast side of Parcel "A" to intercept storm water <br />traveling into Phase 2 unless otherwise approved by the City Engineer. <br />This detail shall be designed to the satisfaction of the City Engineer, shall <br />be shown on the grading!drainage plan submitted with the tentative <br />subdivision map application, and shall be subject to Planning Commission <br />review and approval. <br /> <br />e. The project developer shall delete the retaining wall along the northerly <br />side of Lot 10 unless otherwise approved by the City Engineer. <br /> <br />15. Phase Two Improvements <br /> <br />a. The project developer shall revise the typical section for Road "A" as <br />follows. The street shall be graded to towards Parcel "C". There shall be <br />breaks in the curb to allow storm water to flow into Parcel "C". The <br />applicant shall construct a vegetative swale for storm water treatment <br />within Parcel "C". The breaks in the curb shall be design such that the <br />initial flush of storm water enters Parcel "C" and the larger storm remains <br />in the gutter. This detail shall be designed to the satisfaction of the City <br />Engineer, shall be shown on the grading!drainage plan submitted with the <br />tentative subdivision map application, and shall be subject to Planning <br />Commission review and approval. <br /> <br />5 <br />
