<br />Overall Site Plan <br /> <br />Thc proposed site design was determined by sevcral factors: <br /> <br />. input from Jorgcnsen Lane neighbors, <br />. orientation to Alviso Adobe Park, <br />· access onto Old Foothill Road instead of Foothill Road, <br />· preservation of a large area including existing creeks/swales as pcrmanent open space, <br />and <br />. creation of a rural characterlbackground for the project. <br /> <br />Thc dcvelopment's cluster conccpt fulfills the applicable policies and standards of the Pleasan- <br />ton General Plan and the West Foothill Road Corridor Overlay District to clustercd hillside de- <br />velopmcnt as a means of preserving large areas of opcn space land and natural fcatures. This <br />conccpt is, in staff's opinion, succcssfully carried through for the following reasons: <br /> <br />· Vicwshcds of the Pleasanton Ridgc and hillside areas from Old Foothill Road, Foothill <br />Road, 1-680, and thc Jorgenson Lane and Laguna Oaks ncighborhoods arc maintained. <br />· The proposed developmcnt is separated from existing devclopments, which maintains the <br />sparsely dcveloped character of the hillside area. <br />. Cattle grazing of thc open area can bc continued, thercby maintaining thc rural character <br />of the sitc and its surroundings and reflccting the site's history as part of the former <br />Mcadowlark Dairy. <br /> <br />Thc applicant has promised to transfer a 35-foot wide strip ofland to the rear/side yards of the <br />following Jorgensen Lane homcowncrs: <br /> <br />. David C. and Judith Blaski Banks (8055 Jorgcnsen Lane), <br />. Lawrence and Cynthia Atherton (8037 Jorgensen Lanc), <br />. Lidc Family Trust (8001 Jorgensen Lanc), and to <br />. Sandeep and Eena Duggal (8019 Jorgensen Lane). <br /> <br />As conditioncd, thc 35-foot strip will be zoned PUD - LDR, matching the zoning of the Jorgen- <br />sen Lanc propcrtics, and will bc incorporated into the zoning rcgulations ofthc Jorgcnscn Lane <br />sitcs. Thc land transfer must be entirely agreed to by thcsc owners prior to thc City Council's <br />approval of the final subdivision map, thcrcby providing a continuous propcrty line between <br />their propcrtics and thc proposcd dcvclopment.
