Overall Site Plan

Thc proposed site design was determined by sevcral factors:

. input from Jorgcnsen Lane neighbors,
. orientation to Alviso Adobe Park,
· access onto Old Foothill Road instead of Foothill Road,
· preservation of a large area including existing creeks/swales as pcrmanent open space,
and
. creation of a rural characterlbackground for the project.

Thc dcvelopment's cluster conccpt fulfills the applicable policies and standards of the Pleasan-
ton General Plan and the West Foothill Road Corridor Overlay District to clustercd hillside de-
velopmcnt as a means of preserving large areas of opcn space land and natural fcatures. This
conccpt is, in staff's opinion, succcssfully carried through for the following reasons:

· Vicwshcds of the Pleasanton Ridgc and hillside areas from Old Foothill Road, Foothill
Road, 1-680, and thc Jorgenson Lane and Laguna Oaks ncighborhoods arc maintained.
· The proposed developmcnt is separated from existing devclopments, which maintains the
sparsely dcveloped character of the hillside area.
. Cattle grazing of thc open area can bc continued, thercby maintaining thc rural character
of the sitc and its surroundings and reflccting the site's history as part of the former
Mcadowlark Dairy.

Thc applicant has promised to transfer a 35-foot wide strip ofland to the rear/side yards of the
following Jorgensen Lane homcowncrs:

. David C. and Judith Blaski Banks (8055 Jorgcnsen Lane),
. Lawrence and Cynthia Atherton (8037 Jorgensen Lanc),
. Lidc Family Trust (8001 Jorgensen Lanc), and to
. Sandeep and Eena Duggal (8019 Jorgensen Lane).

As conditioncd, thc 35-foot strip will be zoned PUD - LDR, matching the zoning of the Jorgen-
sen Lanc propcrtics, and will bc incorporated into the zoning rcgulations ofthc Jorgcnscn Lane
sitcs. Thc land transfer must be entirely agreed to by thcsc owners prior to thc City Council's
approval of the final subdivision map, thcrcby providing a continuous propcrty line between
their propcrtics and thc proposcd dcvclopment. Otherwise, this propcrty will remain with the
opcn spacc arca ofthc proposcd development.

SR 06:242
