All new lots will be designed to drain to vcgetative retention basins and drainage swalcs to pre- <br />treat the runoff before its entry into the City's storm drain system, <br /> <br />Grading/Urban Stormwater Runoff <br /> <br />The proposed grading plan relatcs the project grades to the site's topography. Lots 1,4, and 5 will be <br />graded as split pad lots with a 9-foot difference between the lower and upper building pads, Lots 2, 3, 6, <br />and 8 will be graded as flat-pad lots. All new lots will be designcd to drain to vegetative retention ba- <br />sins, drainage swales, and other designs to pretreat the runoff bcfore its cntry into the City's storm drain <br />system, All cut/fill slope banks will be graded at a 3/1 slope and will address the differences in pad <br />heights, e,g" side-to-side and side-to-rear, of adjoining lots, <br /> <br />Proposed Building Design <br /> <br />The lot-specific house and landscape designs will be controlled by design guidelines, The design guide- <br />lines are tailored for this development - eight lots in a hillside setting, ovcrlooking Foothill Road, <br />backed by the Pleasanton ridgc and adjoining open space land, They provide detailed and comprehen- <br />sive landscape and building design standards - diagrams, photographs, and drawings - addressing mate- <br />rials, massing, architecture, planting, etc" on a lot-by-Iot basis for clear guidance to future owners re- <br />garding their home designs. <br /> <br />Public Improvemcnts and Traffic Mitigation <br /> <br />A northbound left turn pocket will be constructed in Foothill Road to Old Foothill Road with the pro- <br />posed project. The location of the developmcnt's acccss from Old Foothill Road will be coordinated <br />with the driveway opening to Alviso Adobe Park. The central portion of Old Foothill Road will be <br />closed, either with bollards or cul-de-sacs, and pavement removed so as to integrate the Alviso Adobe <br />Park site with the proposed open space area, <br /> <br />III.
