PLANNING COMMISSION WORK SESSION AND PUBLIC HEARING <br /> <br />April 26th Planning Commission Work Session <br /> <br />The minutes of the Planning Commission work session meeting are attachcd. The applicants <br />and their consultants were present to speak in favor of the proposal and to answer questions. <br />Ncighbors present at the meeting spoke in favor of the proposal and statcd some concerns per- <br />taining to the open space area, building colors, visibility, and traffic safety on Foothill Road. <br />After hcaring public testimony, thc Planning Commission stated the following: <br /> <br />· Thc Planning Commission supported the overall project concept and complimented the <br />applicants on thcir receptive approach towards addrcssing thc neighbors' concerns; <br />· Thc Planning Commission bclieves the proposal conforms to the rcquirements of the <br />Wcst Foothill Road Corridor Ovcrlay District; <br />· Retain the open spacc in perpetuity as open space only and continue to allow grazing; <br />· Providc photomontages from Foothill Road, the cul-de-sac on Old Foothill Road, the pri- <br />vate acccss road, Jorgensen Lanc, and the Alviso Adobe; <br />· Project fencing should achieve a balance between open fencing and privacy; and, <br />. Thc dcsign guidelines should bc written in a manner that the individual building designs <br />can be approved by thc Zoning Administrator. <br /> <br />August 23rd Planning Commission Public Hearing <br /> <br />The Planning Commission staff report and minutcs of the public hcaring are attachcd. The <br />Planning Commission's discussion focused on the design review procedures for thc future <br />homes; structurcs, maintcnance roads, and fencing for thc open spacc arca; noise disclosures; <br />and fire sprinklers. <br /> <br />During the public hearing, thc applicant stated that thc trcc sizes for thc opcn space area should <br />follow the landscape design guidelines: a combination of 1-, S-, and IS-gallon sizc, and 24-inch <br />box sizc trees with an cmphasis on the smaller trcc sizes.
