<br />mended approval of the proposal with additional conditions, which were incorporated <br />into the draft ordinance. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />I. BACKGROUND <br /> <br />The proposed project will subdivide the 30A-acre Austin property into eight lots for seven new <br />custom homes and one existing home - that eventually will be demolished and replaced in the <br />future with a new custom home - and will designate the remaining 22 acres as permanent open <br />space. The proposed development plan will preserve thc open area surrounding the develop- <br />mcnt portion in perpetuity and presents thc opportunity to augment Alviso Adobe Park site. The <br />custom home building and landscape designs arc covercd by dcsign guidclincs. <br /> <br />The proposal will rcquire an amendment to the Pleasanton General Plan, PUD rczoning and de- <br />vclopment plan approval, and tcntativc subdivision map approvals. As a custom lot projcct, <br />scparate design review approvals will be required for each individual lot. Environmental rcvicw <br />is administered with an Initial Study/Mitigated Negative Declaration (ISIMND), which covers <br />the General Plan Amcndment, PUD rezoning and development plan, and the tentative subdivi- <br />sion map. <br /> <br />The developmcnt of the Austin property raised issues pcrtaining to land use, grading and design, <br />seismic and geotechnical impacts, urban stormwater runoff, and visual impacts. Neighborhood <br />interest focuscd on the following issues: <br /> <br />. Ensure that thc open space area to be transferred to the City remains as permanent opcn <br />space; <br />. Allow thc existing cattle grazing on the open space area to remain; and, <br />. Limit thc opcn space area to very low intcnsity public uscs, i.c., no picnic tablcs, ctc. <br /> <br />II. SUBJECT PROPERTY AND SURROUNDING AREA <br /> <br />A complete, dctailcd description of the Austin property is covercd in thc attachcd Planning <br />Commission staff rcport under Project Location, Biological Analyses, Topography, and Exist- <br />ing Uses. Thc discussion includcs an aerial photograph/location map of the site and surrounding <br />area and photographs of the site.
