<br />PLANNING COMMISSION RECOMMENDATION: Approve. <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends the City Council approve Case PUD-58 and PGP A-ll by taking the <br />following actions: <br /> <br />1. Find that the proposed project will not have a significant environmental impact <br />and that the Mitigated Negative Declaration is appropriate and adopt the resolution <br />approving the Initial StudylMitigated Negative Declaration; <br /> <br />2. Find that the proposed amendment to the Pleasanton General Plan conforms to the <br />goals and policies of the General Plan and adopt the resolution approving <br />Case PGP A-ll changing the land use designation of the 30-acre Austin property <br />from Rural Density Residential (1 dul5 ac) to Low Density Residential (< 2 dulac) <br />land uses on approximately 8 acres with a maximum density of 8 units and to Ag- <br />riculture and Grazing land uses on the remaining 22 acres shown on Exhibit D, <br />dated October 17, 2006; <br /> <br />3. Find that the proposed PUD rezoning of the subject property from the A (Agricul- <br />ture) District to the PUD - LDR (Planned Unit Development - Low Density Resi- <br />dential) District on 8 acres and to PUD - AG (Planned Unit Development - Agri- <br />culture and Grazing) District on the remaining 22 acres as shown on Exhibit E, <br />dated October 17, 2006, and the PUD development plan to subdivide the subject <br />property into 8 custom home sites and to designate the remaining 22 acres as per- <br />manent open space shown on Exhibit A, dated "Received October 17, 2006", con- <br />forms to the purposes of the PUD Ordinance; and, <br /> <br />4. Make the PUD Development Plan Findings 1 through 6 as stated in the attached <br />Planning Commission staff report and introduce the draft ordinance approving <br />Case PUD-58 subject to Exhibit B, Draft Conditions of Approval. <br /> <br />SUMMARY: <br /> <br />The proposal will create a development consisting of eight custom homes surrounded by <br />22 acres of permanent open space area, with the open space area transferred to City own- <br />ership. It is designed in a manner that is sensitive and compatible with the site and <br />nearby developments and is supported by the adjoining and nearby neighbors. Large, <br />unobstructed views of Pleasanton Ridge are preserved. The site's history as part of the <br />former Meadowlark Dairy is preserved by allowing the existing cattle grazing to con- <br />tinue, and the open space area will augment the Alviso Adobe Park. The proposed pro- <br />ject implements the applicable policies and standards of the Pleasanton General Plan and <br />the West Foothill Road Corridor Overlay District.
