<br />structural inspection of each building on each lot by the Building and Safety Divi- <br />SIOn, <br /> <br />38. The homes covered by this approval shall be constructed to encourage telecom- <br />muting by providing as an option telecommunications infrastructure consistent <br />with state-of-the-art methods at the time that the homes are submitted for site- <br />specific design review approval. <br /> <br />39. A list of all green building measures used in the design of the home(s) shall be <br />provided for the review and approval of the Planning Director with the application <br />for design review approval for the home(s). Each home shall be designed to in- <br />clude a minimum of SO points using the ACWMA's Grccn Points rating system <br />with a minimum of ten points in each category (Resources, Energy, and <br />IAQ/Health). <br /> <br />40, The project developer shall submit a waste management plan to the Building and <br />Safety Division prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and how <br />the project developer intends to recycle at least SO-percent of the total job site con- <br />struction and demolition waste measured by weight or volume, Proof of compli- <br />ance sha1l be provided to the Chief Building Official prior to the issuance of a fi- <br />nal building permit. During demolition and construction, the project developer. <br />sha1l mark a1l trash disposal bins "trash materials only" and all recycling bins "re- <br />cycling materials only". The project developer sha1l contact Pleasanton Garbage <br />Service for the disposal of a1l waste from the site. <br /> <br />41. Trellis-covered arbors and/or porches up to a height of IS-feet supporting photo- <br />voltaic panels shall be exempt from the City's Administrative Design Revicw pro- <br />cedures. Design review at the Planning staff level and building/electrical permits <br />would still be required. <br /> <br />42. The project developer sha1l implement the following measures with the construc- <br />tion of the structures covered by this approval so that the owners can install roof- <br />mounted photo-voltaic systems in the future: <br /> <br />a. Electrical conduit and pu1l strings sha1l be installed from the roof/attic areas <br />to the buildings' main electrical panels. <br />b, Roof trusses shall be "engineered" to handle an additional load of five- <br />pounds per square foot beyond that of the anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" re- <br />quired to convert the direct current output from the photovoltaic panels to <br />alternating current. <br />d.
