structural inspection of each building on each lot by the Building and Safety Divi- SIOn, 38. The homes covered by this approval shall be constructed to encourage telecom- muting by providing as an option telecommunications infrastructure consistent with state-of-the-art methods at the time that the homes are submitted for site- specific design review approval. 39. A list of all green building measures used in the design of the home(s) shall be provided for the review and approval of the Planning Director with the application for design review approval for the home(s). Each home shall be designed to in- clude a minimum of SO points using the ACWMA's Grccn Points rating system with a minimum of ten points in each category (Resources, Energy, and IAQ/Health). 40, The project developer shall submit a waste management plan to the Building and Safety Division prior to issuance of building or demolition permits. The plan shall include the estimated composition and quantities of waste to be generated and how the project developer intends to recycle at least SO-percent of the total job site con- struction and demolition waste measured by weight or volume, Proof of compli- ance sha1l be provided to the Chief Building Official prior to the issuance of a fi- nal building permit. During demolition and construction, the project developer. sha1l mark a1l trash disposal bins "trash materials only" and all recycling bins "re- cycling materials only". The project developer sha1l contact Pleasanton Garbage Service for the disposal of a1l waste from the site. 41. Trellis-covered arbors and/or porches up to a height of IS-feet supporting photo- voltaic panels shall be exempt from the City's Administrative Design Revicw pro- cedures. Design review at the Planning staff level and building/electrical permits would still be required. 42. The project developer sha1l implement the following measures with the construc- tion of the structures covered by this approval so that the owners can install roof- mounted photo-voltaic systems in the future: a. Electrical conduit and pu1l strings sha1l be installed from the roof/attic areas to the buildings' main electrical panels. b, Roof trusses shall be "engineered" to handle an additional load of five- pounds per square foot beyond that of the anticipated for roofing. c. An area shall be provided near the electrical panel for the "inverter" re- quired to convert the direct current output from the photovoltaic panels to alternating current. d.
