<br />General Conditions: <br /> <br />31, The project developer shall obtain a building permit from the Building and Safety <br />Division for the structures covered by this approval and any other applicable City <br />permits for the project prior to the commencement of any construction. <br /> <br />32. Prior to issuance of a building permit, the project developer shall pay the applica- <br />ble Zone 7 and City connection fees and water meter cost for any water meters, in- <br />cluding irrigation meters. Additionally, the project developer shall pay any appli- <br />cable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> <br />33. This development plan shall be of no further validity and the project developer <br />shall be required to submit the same or new development plan for City approval <br />prior to development of the site in the event that the project developer fails to re- <br />cord a final map within two years ofPUD approval. <br /> <br />34. The project developer acknowledges that the City of Pleasanton does not guaran- <br />tee the availability of sufficient sewer capacity to serve this development by the <br />approval of this case, and that the project developer agrees and acknowledges that <br />building permit approval may be withheld if sewer capacity is found by the City <br />not to be available, <br /> <br />35. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the project developer is par- <br />ticipating in the program. Notwithstanding the project developer's participation in <br />such a program, the City may withhold building permits if the City determines that <br />sufficient water is not available at the time of application of building permits. <br /> <br />Planning Requirements: <br /> <br />36. The project developer shall survey the building pad heights to verify their confor- <br />mance to the approved building pad elevations on Exhibit "A". Said verification <br />shall be performed by a licensed land surveyor or civil engineer, and shall be <br />completed and provided to the Planning Department before the building founda- <br />tions/slabs are formed. <br /> <br />37. The project developer shall survey the heights of the structures to verify their con- <br />formance to the approved building height as shown on Exhibit "A". Said verifica- <br />tion shall be performed by a licensed land surveyor or civil engineer, and shall be <br />completed and provided to the Planning Department before the first framing or <br /> <br />SR 06:242 <br />Page 10 of 24 <br />
