<br />These revisions and changes shall be shown on the tentative subdivision map, grading <br />plan, and utility plan to the satisfaction of the City Engineer and the Planning Director for <br />review and approval by the Planning Commission. <br /> <br />7. The project developer shall prepare all necessary documents to the satisfaction of the City <br />Engineer for the City to quitclaim the surplus street right-of-way behind the proposed <br />back-of-curb on the south side of Cameron A venue. The City will retain a Public Service <br />Easements (PSE) over the area to be quitclaimed for utility purposes. The surplus street <br />right-of-way will be offered to the Dillon, Lawer, Sussman, Grimes, and Herb properties <br />for incorporation into their properties. <br /> <br />8. The project developer shall extend the existing sanitary sewer main in Martin Avenue <br />northerly from Diablo Court to the Selway property and shall stub a lateral to the Selway <br />property. unless otherwise reQuired by the City Engineer. The exact location of the lat- <br />eral shall be determined after the location of the septic tank on the Selway property is de- <br />termined. The location of septic tank and leach field on the Selway property and the ex- <br />tension of the sewer main shall be shown on the tentative subdivision map to the satisfac- <br />tion of the City Engineer. The existing septic system on the Selway property may remain <br />if determined to function adequately by the Alameda County Health Department. If, <br />however, the existing septic tank and leach field are determined to be failing, the septic <br />system shall be abandoned per Alameda County Health Department regulations and the <br />Selway's home shall then be connected to the City's sewer system. <br /> <br />9. A project developer shall install a sewer lateral to the Lehman property on Trenery Drive. <br />The exact location of the lateral shall be determined after the location of the septic tank <br />on the Lehman property is determined. The location of septic tank and leach field on the <br />Lehman property and the extension of the sewer main shall be shown on the tentative <br />subdivision map to the satisfaction of the City Engineer. The existing septic system on <br />the Lehman property may remain if determined to function adequately by the Alameda <br />County Health Department. If, however, the existing septic tank and leach field are de- <br />termined to be failing, the septic system shall be abandoned per Alameda County Health <br />Department regulations and Lehman home shall then be connected to the City's sewer <br />system. <br /> <br />10. A project developer shall extend a water lateral to the eXlstmg Selway and Lehman <br />homes and the homes shall be connected to the City water system for domestic use unless <br />otherwise approved by the City Engineer. The existing wells on these properties may be <br />used for irrigation purposes if a backflow devise is installed on the new water service to <br />City Standards. The extension of the water lines to theses properties shall be shown on <br />the tentative subdivision map to the satisfaction of the City Engineer. <br /> <br />11. The water and gravity sanitary sewer mains serving this development shall be public and <br />maintained by the City. There shall be individual sanitary sewer and water laterals to <br /> <br />SR 06:182 <br />Page 5 of 20 <br />
