<br />each dwelling unit. There shall be a two-way cleanout on the gravity sanitary sewer lat- <br />erallocated at the back of the PSE. <br /> <br />12. The project developer shall post with the City prior to approval of final subdivision map, <br />an additional performance bond for all subdivision improvements that are not to be ac- <br />cepted by the City of Pleasanton. <br /> <br />13. All subdrains shall have c1eanout installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject to the ap- <br />proval of the City Engineer. The project developer shall submit a final subdrain location <br />map to the City Engineer prior to acceptance of the Public Improvements. It shall be the <br />responsibility of the homeowner to relocate the subdrains, if during the excavation of a <br />pool or other subsurface structure the subdrains are encountered. All owners within the <br />subdivision shall receive notice of the presence of these subdrains. The City Attorney <br />shall review and approve the notice prior to the recordation of the final subdivision map. <br /> <br />14. The project developer shall obtain all agency environmental permits prior to the recorda- <br />tion of the final subdivision map or prior to the issuance of a grading permit. <br /> <br />15. The project developer shall be responsible for a paying a pro-rata share of the under- <br />grounding costs for the overhead utility lines on Martin A venue traversing the Selway <br />property. The amount shall be determined by the City Engineer prior to the City Coun- <br />cil's approval of the final subdivision map and shall be paid to the City with recordation <br />of the final map. <br /> <br />16. The project developer shall give notice to any prospective buyers of Lot 2 that Trenery <br />Drive is a private street and is maintained by the individual property owners. The project <br />developer shall submit the wording for this notice to the City Attorney for review and ap- <br />proval before recordation of the final subdivision map. <br /> <br />17. With the building permit application for the homes covered by this approval, the project <br />developer shall submit a noise analysis to the Planning Director and the Director of <br />Building Inspection prepared by a licensed acoustical consultant detailing the building <br />measures - for example, STC window ratings and wall construction details - required to <br />achieve an interior noise level of 50 dBA LDN in bedrooms and 55 dBA LDN in other <br />rooms for aircraft noise. The measures detailed in the acoustical analysis shall be shown <br />on the building permit plans to the satisfaction of the Planning Director and the Director <br />of Building Inspection before issuance of the first building permit. <br /> <br />18. The project developer shaH submit to the Planning Director with the tentative subdivision <br />map application, a mitigation plan that will address the suppression of airborne dust and <br />vermin abatement during project grading and site improvements. The mitigation plan is <br />subject to review and approval by the Planning Commission at its public hearing. <br /> <br />SR 06:182 <br />Page 60f20 <br />
