27. _ Prior to issuance of a building permit aimed comxz-xeneen~tent of grading, the applicaxit shall <br />contact the applicable SBC] right-of--way agent and receive written approval for any of the <br />necessary grading and for the trash enclosure location shown on L',xhibit A. Should SBC'. <br />not allow the Lrash enclosure in the proposed location, the zrpplicaxit shall submit to the <br />Planning Department for review and approval a revised site map showing an alternative <br />location in the rear portion of the site. <br />22. The location of any pad mounted transformers or other utility equipment/boxes shall be <br />subject to approval by the Plaru-ting Director prior to issuance of permits by the Building <br />and Safety Division_ Such transformers or utility equipment shall be screened by <br />landscaping or contained within an enclosure matching the building and with corrugated <br />metal gates. All transformers and utility ey uipment/boxes shall be shown on the plans <br />submitted for issuance of buil ding permits. The proposed transformer shown on <br />Exhibit A shall be relocated outside of the Public Service Easement ~P_S.1~;. ). The project <br />developer shall attempt to locate transformers and utility equipment/boxes at the rear olf <br />the site. <br />23. Prior to occupancy of the office building, all parking spaces shall be striped. Wheel stops <br />shall be provided unless the spaces are fronted by concrete curbs, in which case sufficient <br />areas shall be provided beyond the end of all parking spaces to accommodate the <br />overhang of automobiles. <br />24_ The approved building materials and colors shall be stated on the pla.xzs submitted for <br />issuance of building permits. <br />25. Backflow prevention devices, above-ground irrigation controls, and above-ground <br />irrigation meters shall be located and screened so as to minimize visual impacts. To help <br />nit nimize visual impacts, when feasible they shall be installed near the side property lint <br />with the most potential for landscape screening. All backtlow prevention devices, <br />above-ground irrigation controls, and above-ground irrigation metcn shall be <br />substantially screened with landscaping, exceptions can be made for sites with no <br />landscaping near the front property line. Backllow prevention devices, above-ground <br />irrigation controls, above-ground irrigation n~xeters, and -all proposed landscape screening <br />shall be shown on the landscaping and the utility plans submitted for the issuance of <br />building permits and shall clearly he marked "above ground" on Lhe plans. "f he location <br />of all backflow prevention devices, above-ground irrigation controls, and above-ground <br />irrigation meters and the quantity and type of proposed landscape screening shall be <br />sut~ject to the review and approval of the Planning Director prior to installation.
