Landscaping and Irrigation Svstem Design and Operation <br />26. The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all timers in a manner consistent with the approved laiidseape <br />plan for this development_ Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property_ <br />27. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site pern~it_ <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />anal spacing. All trees used in landscaping be a n~inin~un~ ol-tiReen (15~ gallons in size <br />and all shrubs a rnini~num of Five (SJ gallons, unless otherwise shown on the approved <br />landscape plan. Six-inch ~6"~ vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br />2y_ The final landscape plan submitted to the Planning Director shall indicate the planting of <br />n-iinirnum fifteen-gallon African Sumac (Rhos lancea~ in-lieu of the proposed C=ork Oak <br />(Quercus subcr~ shown on Exhibit A_ "17~c landscaping plan will be revised, if'neccssary, <br />to provide consistency with the Hacienda Business Park landscape guidelines_ <br />30. Prior to occupancy, the landscape architect shall certify in writing to the Ylanning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br />Building Permit Review <br />3 1. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building and Safety Division will issue penr~its. <br />32. A sanitary sewer-sampling manhole shall be provided on the sat~itary sewer lateral unless <br />otherwise waived by the Chief Building Official_ _ <br />33. The building developer shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the Pleasanton <br />Municipal Code.
