<br />27. Final inspection by the Planning Department is required prior to occupancy of the <br />dwellings. <br /> <br />Minor SubdivisionlParcel Map: <br /> <br />28. Prior to issuance of a building permit for the project, a minor subdivision (parcel map) <br />shall be approvcd by the City and recorded. <br /> <br />Existing Trees: <br /> <br />29. Thc applicant shall post cash, letter of credit, or other security satisfactory to the Planning <br />Director in the amount as specified in the arborist's report for trees that are required to be <br />preserved. This cash bond or security shall be retained for one year following completion <br />of construction and shall be forfeited if the trce is removed, destroycd, or disfigured. <br /> <br />30. Prior to issuance of a grading or building permit, a temporary six-foot tall chain link <br />fence shall be installed around the valley oak as a protection measure. Fencing shall <br />remain in place until final occupancy is granted for the dwellings; removal of such <br />fencing prior to that time may result in a "stop work" order. <br /> <br />31. The applicant shall strictly follow the recommendation stated in the report, prepared by <br />HortScience, included in Exhibit A, on file in the Planning Departmcnt, subject to review <br />by the Planning Director. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />32. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan, <br />including planting along the rear property line on both lots, plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />33. The landscaping material use in Parcel A of Lot 3 shall be native species. <br /> <br />34. Trees used in landscaping shall be a minimum 24-inch box size. The applicant shall pay <br />a fee in the amount of the appraised value less the value of the 24-inch box or replant at a <br />ratio to exhaust the appraised value. All shrubs a minimum of five (5) gallons, unless <br />otherwise conditioned or shown on the approved landscape plan. <br /> <br />35. The project developer shall provide root control barriers and four inch (4") pcrforated <br />pipes for the street trees. <br /> <br />Page - 6 - <br />
