<br />· The guidelines state that reinforced concrete walls and smooth-faced concrete masonry unit <br />(CMU) walls be plastered and colored to match the residence and reflect the elements of the <br />selected architectural style. Staff recommends that the guidelines also specifY that stone or <br />earthtone-colored brick could be used for retaining walls. <br /> <br />Hardscape <br /> <br />· Recommend moving the regulations for arbors, trellises, gazebos, and related shade <br />structures from the "Hardscape" section to the "Accessory Structure" section. Staff also <br />recommends that the guidelines clarifY that arbors, trellises, gazebos, and related shade <br />structures must be located within the DDA. <br /> <br />· The guidelines state that any shade structure over 12 feet in height will require City <br />Administrative Design Review. Staff recommends that the trigger for Administrative Design <br />Review be 10 feet to be consistent with the Municipal Code. <br /> <br />· Sport court regulations have been provided. Staff recommends that the following regulations <br />be added to the guidelines: sport courts must be located within the DDA; sport court fencing <br />shall not exceed 10 ft. in height; lighting for sport courts shall be allowed provided lighting <br />is directed away from adjacent properties; when necessary, glare shields shall be installed on <br />sport court lights to reduce impacts onto adjacent properties; sport court light standards shall <br />not exceed 10 ft. in height; and sport court lighting shall be turned-off between the hours of <br />10:00 p.m. and 7:00 a.m., daily. <br /> <br />Architecture <br /> <br />· Staff recommends that the guidelines include the "architecture" guidelines from the General <br />Residential Design Guidelines on pp. 30-31 of the Specific Plan. <br /> <br />· Regarding allowable exterior wall materials, staff recommends that lapped fiber cement <br />siding (e.g., Hardiplank) be allowed as a wall material. <br /> <br />· Due to stormwater quality concerns, staff recommends that copper be eliminated as an <br />allowable roofing material. Staff recommends that faux copper be allowed as an acceptable <br />roofing material for certain architectural elements (e.g., over a cupola). <br /> <br />· The Specific Plan states that medium- to dark-earthtone building colors shall be used to <br />complement the surrounding natural setting. The guidelines for the "Tuscan Farmhouse" <br />architecture specifY golden hues, warm ivories, and terra cotta colors and the "Tudor/English <br />Country" architecture specifies off-white colors. Staff believes that the Tuscan Farmhouse <br />and the Tudor/English Country colors would not comply with the medium- to dark-earthtone <br /> <br />Page -12 <br />
