<br />(b) One head of cattle, horse, or donkey per 1 y, acres; or <br />(c) One sheep or goat per % acre; or <br />d) Agricultural buildings and all accessory structures of any kind are only <br />allowed in the Designated Development Area noted on the approved PUD Site <br />Plan for The Estates on Oak Ridge. <br />e) Public and private water tank and pump station <br /> <br />2. Conditional Uses: <br />a) Winery and wine-tasting room <br /> <br />B. Existing Trees - Vegetation <br /> <br />The abundance of native Blue Oak in The Estates on Oak Ridge gives the site a particular beauty and <br />ambiance which must be maintained by each owner. The continual care of the trees on each of the lots shall <br />be done in accordance with the recommendations of the tree report prepared for each of the lots by Joseph <br />McNeil Consulting Arborist found in the Lot Purchasers Handbook. <br /> <br />The tree survey completed by Joseph McNeil Consulting Arborist has been used during the construction of <br />the improvements in The Estates on Oak Ridge. Care has been taken to assess the status and condition of the <br />remaining trees on each lot. The tree report has determined the best practices to maintain the health of the <br />trees. Characteristics particular to each of the Designated Design Areas and there relationship to the existing <br />trees has also been assessed. The measures provided for the care of the trees on each of the lots shall be <br />maintained, as they enhance and update the provisions contained in the Specific Plan. Should there be a <br />conflict, the Consulting Arborists provisions shall be followed. <br /> <br />To complete the improvements a specific number of trees have been removed. During future improvements <br />on each of the Designated Development Areas no other trees may be removed without the approval of the <br />Architectural Design Committee and the review and approval by the City of P1easanton Planning <br />Department. The services and recommendations of a consulting arborist must be provided prior to removing <br />additional trees or deviations from the tree survey and report are considered. <br /> <br />The care and preservation of the trees also assists and sustains the ecosystem of the site. Thus Open Space <br />Areas and the trees on each lot should be managed to maintain or enhance their value as wildlife habitat. <br />The removal of any trees greater than 6" trunk diameter within open space areas during Raptor-nesting <br />season (February I-August 31) shall be preceded by a focused survey by a qualified biologist to determine if <br />there are any nesting raptors that may be impacted by the tree removal. <br /> <br />C. New Trees - Vegetation <br /> <br />1. New tree p1antings shall be native species. They shall be selected for how they complement existing tree <br />species, and be consistent with native tree p1antings in adjacent open space areas. <br /> <br />2. Where new tree p1antings are adjacent to intermittent drainages, tree species used shall be characteristic of <br />species found in similar riparian situations in the Valley. <br /> <br />3. New trees shall be planted with consideration to future size and spacing. Planting layout and arrangement <br />shall be informal in massing, not in regular patterns. <br /> <br />20f3 <br />
