<br />OPEN SPACE MANAGEMENT <br />& WILDLAND FIRE PROTECTION PLAN <br />for <br />The Estates on Oak Ridge <br /> <br />May 10, 2006 <br /> <br />Introduction <br /> <br />The City of P1easanton's Vineyard Avenue Specific Plan requires that site specific Open Space <br />Management Plans be prepared by developers of lots which contain open space land. These plans are to <br />address agricultural operations, open space maintenance, wildlife and vegetation preservation needs. <br /> <br />The following Open Space Management Plan is intended to address the lots and homesites that are part of <br />the planned unit development plan for the Estates on Oak Ridge submitted to the City of Pleasanton by <br />Threehand, LP. <br /> <br />The following Open Space Management Plan and Wildland Fire Protection Plan is organized into sections <br />as follows: <br /> <br />A. Permitted and conditional uses in open space areas <br />B. Existing Trees/ Vegetation <br />C. New Trees/ Vegetation <br />D.. Fire Management <br />E. Agricultural Operations <br /> <br />A. Permitted and conditional uses in open space areas: <br /> <br />Open space areas in The Estates on Oak Ridge are associated with open hilly areas with native oaks. It <br />contains many existing native trees which have important aesthetic and habitat value. Because these open <br />space areas are adjacent to new residential development and vineyards, their management must take into <br />account adjacent agricultural operations, and fire management issues. The following listed <br />recommendations and guidelines are to be applied on an ongoing basis to maintain and enhance open space <br />area quality. <br /> <br />The Open Space Use Standards found in the Specific Plan (cf page 43) are modified below to become <br />consistent with the topographical conditions found of the site and to conform to the approved Architectural <br />Design Guidelines. It needs to be noted that the CC&Rs recorded for Th Estates on Oak Ridge are more <br />restrictive and where the CC&Rs are in conflict with the uses listed below, the CC&Rs do take precedence. <br /> <br />1. Permitted Uses: <br />a) Livestock grazing <br />b) Vineyards and orchards <br />c) The keeping of animals, as follows: <br />(1) One swine per 2 Yz acres ofland designated as Open Space <br />(2) One large fowl (goose, turkey) per acre ofland designated as Open Space <br />(3) Any combination of the following on lots with at least 1 Y, ofland designated as <br />Open Space. <br />(a) Fifty small fowl (chickens, ducks, Guinea fowl) or rabbits per acre; or <br /> <br />10f3 <br />
