<br />4. Provision for irrigation shall be made for new tree plantings. Recommended planting times are late <br />fall/early winter to take advantage of seasonal rains. <br /> <br />5 Under story p1antings shall consist of native shrubs and annual grasses. New shrub p1antings shall be <br />compatible with particular open space character and associated tree canopy, and habitat considerations. <br /> <br />D Fire Management <br /> <br />1. Fire safety maintenance shall be provided for 100 feet on all sides of any structure. This includes the <br />primary residence, garages, cabanas, i.e. all accessory structures. This distance can be extended to an area <br />greater than 100ft from any structure based on Field conditions, topography and plant species (native and/or <br />planted) by the Fire Dept. Extremely flammable plant/tree species are not permitted. Fire safety <br />maintenance includes vegetation types (both native/non-native) irrigated vs. non-irrigated areas, tree <br />canopies, etc. that are proposed for the area around all structures. Annual maintenance of these areas would <br />also include pruning, mowing, disking, etc., based on the plan and tree types proposed in this area <br /> <br />2. Where open space areas adjoin or are adjacent to proposed residential uses or agricultural operations, <br />consideration for landscape fire safety should be included as part of the open space management. <br /> <br />3. New planting must be given sufficient space from existing tree canopies to avoid the creation of a fuel <br />ladder from young trees to existing canopies. <br />4. Under story p1antings under existing or future tree canopies should be maintained at a maximum 5ft. in <br />height and should have horizontal breaks within the under story massing which deters the spread of fire. <br />5. Low hanging branches should be removed from trees in fire sensitive areas. <br />6. Open grassland areas should be regn1arly mowed to a maintained height of or not more than 6 inches <br />during periods of high fire danger when grass is dry or "Cured". Disk firebreak areas in grasslands adjacent <br />to residential structures or along fences. Keep tree canopies a minimum 10 feet clear of same. <br />7. Vegetative litter and debris should not be allowed to accumulate to depths exceeding 2-3 inches. <br />8. Combustible plants should be avoided in fire sensitive locations <br />9. The use of automatic irrigation systems for residential planting areas adjacent to open space areas IS <br />highly recommended. <br /> <br />E Agricultural Operations <br /> <br />The Open Space Areas of the Lots in The Estates on Oak Ridge do not easily lend themselves to agricultural <br />operations. The steep terrain or the presence of trees would make agricultural operations detrimental to the <br />tree or potentially induce erosion of the hillsides. Vineyards and orchards are the only permitted agricultural <br />uses. <br /> <br />300 <br />
