<br />DlSCUSSlON <br /> <br />Every three years, the California Building Standards Commission adopts the California Building <br />Code, which sets forth the building and safety laws for local agencies throughout the State. <br /> <br />On September 17,2002, the City Council amended Title 20 of the Pleasanton Municipal Code <br />by adopting provisions of the California Code of Regulations, Title 24 and 25, and associated <br />codes, national standards, and international standards, including various local amendments to <br />provide the City with the most current applicable codes. The adopted ordinance amended the <br />2001 Edition of the California Building Standards Code, including by reference the uniform <br />codes for building, fire, plumbing, mechanical, and the 1999 National Electric Code and <br />administrative provisions thereto. The Uniform Fire Code had not significantly changed for the <br />2002 update. The proposed revisions at that time included: <br /> <br />. Adopting the "Wildland-Urban Interface" design standards, <br />. Requiring two fire pumps when needed for specialized fire suppression sprinkler systems, <br />and, <br />. Requiring the residential fire sprinkler systems to comply with the UL listings for <br />sprinkler heads. <br /> <br />No additional amendments to either the Building Code or Fire Code have been adopted since, <br />with the exception of updating the National Electric Code and FEMA boundaries. <br /> <br />Pleasanton currentlv imvlements the followinf!: <br /> <br />I. The adopted Building Code and Fire Code require fire sprinklers in all new buildings <br />2':8,000 square feet in size. This does not apply to single family homes and townhouses <br />but does apply to apartments, commercial, office, and industrial buildings 2':8,000 square <br />feet. <br /> <br />2. Any building outside a five-minute travel time as measured from the nearest fire station is <br />required to have fire sprinklers. This includes Happy Valley (that portion within City <br />limits), and Dublin Canyon Rd. (Please refer to Attachment 1, "June 28, 2006 Planning <br />Commission Minutes" for a discussion on response time). <br /> <br />3. Any building, including residences, in a high fire hazard severity zone (e.g., Foothill <br />Road, part of the Vineyard Corridor Specific Plan Area, Ruby Hill, Lin property (Oak <br />Grove), Bonde Ranch, and specific areas near the Callippe Golf Course, etc.) is required <br />to have fire sprinklers. <br /> <br />Currently, City requirements do not apply to any fire contract area the City services (e.g., Happy <br />Valley (unincorporated), Remen Tract, and Castlewood Country Club Estates). <br /> <br />SR 06:205 <br />Page 2 of 4 <br />
